WHAT IS HAPPENING IN YOUR SPACE
Story 1: The Great North Texas Sports Migration — And What It Does to Property Values
Source: Dallas Morning News, CBS Texas, ESPN, WFAA
The Dallas Mavericks announced plans to build a new arena and entertainment district in far north Dallas, near the Richardson border, entering into option agreements to purchase approximately 104 acres of the former Valley View Mall site. One day later, the Dallas Stars announced a non-binding Letter of Intent for a potential new arena in Plano as part of a proposed sports and entertainment district at The Shops at Willow Bend. Development costs for the Stars' arena alone are expected to be around $1 billion, but the entire complex and district would cost an estimated $3 billion.
Why it matters for Arthur: This is the single biggest real estate story reshaping North Dallas geography right now. Research on sports stadiums and mixed-use districts consistently shows that well-planned developments tend to increase nearby property values, especially when accompanied by infrastructure upgrades, entertainment options, and job creation. The Preston Hollow and Private School Corridor neighborhoods Arthur specializes in sit directly in the gravity field of the Mavericks' Valley View site. The athletes and ownership-circle investors now circulating through Dallas are exactly the client profile Arthur owns. The media angle is right there: Arthur can speak intelligently to what the relocation of two franchise anchors actually means for the luxury residential pockets no one else is mapping in real time.
PR Angle: Position Arthur as the expert voice on how the dual sports franchise departure reshapes luxury residential demand corridors in North Dallas. One sharp quote, pitched to the Dallas Morning News real estate desk or CandysDirt, this week. — -
Story 2: D Magazine's September 2026 Issue — Best Real Estate Agents and Top Producers
Source: D Magazine, published September 4, 2026
Close to 800 of Dallas' top real estate professionals gathered to celebrate their recognition in D Magazine's September issue. On August 27, D Magazine hosted a celebration for its Best Real Estate Agents and Top Producers, featured in the September 2026 issue, at Astoria Event Venue.
Why it matters for Arthur: This is the most concentrated moment of visibility in the Dallas real estate calendar. The room represents the competitive landscape Arthur navigates every day, and the September issue is the document every affluent Dallas buyer picks up to find their broker. D Magazine surveys more than 20,000 subscribers and recent homebuyers to identify outstanding agents — winners are selected for excellence in customer service, integrity, and market knowledge. Arthur's differentiation is not volume. It is access, discretion, and deal intelligence — none of which fits the "top producer by sales volume" frame. That is actually the angle. The brokers in that magazine are the ones shouting numbers. Arthur is the one the other brokers call when the deal actually matters. Use this moment to draw the contrast, not compete on their terms.
PR Angle: Draft Arthur's response content this week — a social post or short video that plays off the D Magazine moment without being in it. Something like: the deals that matter most are never in a magazine. That's the whole point. — -
Story 3: Preston Hollow and the Private School Corridor Are the Quiet Center of the Dallas Luxury Market
Source: The Agency Dallas, NitinGuptaDFW, The Luxury Playbook
The Preston Hollow median home price sits at approximately $1.93 million as of early 2026. A significant percentage of Preston Hollow's highest-value transactions — particularly in Old Preston Hollow and Crespi Estates — occur off-market. Sellers at the $5M+ tier frequently prefer privacy. Knight Frank's 2026 US Cities Prime Index flags Dallas as the standout Texas metro on both depth and absorption.
Why it matters for Arthur: This is Arthur's home terrain. The data confirms what he already knows: the real action in Dallas luxury is not on Zillow. It is in the relationships. Many Preston Hollow families use private schools — including The Hockaday School, St. Mark's School of Texas, and Greenhill — for which Preston Hollow is geographically optimal. Arthur is a single father navigating this same Private School Corridor. That is not a peripheral detail — it is a brand pillar. The clients buying in this zip code have the exact same life priorities he does.
PR Angle: Arthur needs a piece of owned content this week — a short video or Instagram post filmed in the Preston Hollow/Private School Corridor — that speaks directly to what families who buy there are actually buying. Not square footage. A life. — -
YOUR NUMBER ONE OPPORTUNITY THIS WEEK
The Mavericks and Stars dual arena announcement has generated enormous coverage about sports and entertainment. Almost none of it has focused on what happens to the residential real estate north of downtown Dallas as this gravitational shift unfolds.
Arthur should be the first broker on record with a clear, confident take.
Here is the pitch target: Candace Carlisle is a senior reporter at CoStar News — an award-winning real estate journalist who covers commercial real estate in Texas and beyond. She has covered the North Texas region and real estate industry for nearly 15 years for publications including the Dallas Business Journal, the Dallas Morning News, and the Fort Worth Star-Telegram. She is the right target.
The pitch angle is not the arenas themselves. It is the residential ripple effect in the luxury corridors between downtown and the new north Dallas entertainment footprint — Preston Hollow, the Private School Corridor, Royal Hills — neighborhoods where the buyers Arthur works with actually live.
Arthur's quote is already ready. Here is the contrarian version to have in reserve:
"Everyone is acting like two arena announcements are a real estate revolution. Here is the reality: the corridor between where the arenas were and where they are going was already the most active luxury pocket in North Texas. The migration of athletes and owners into this part of Dallas was not waiting on a lease expiration. It was already happening. The arenas confirm what the market already knew."
Why now: Wherever a major development is built, it spurs additional development in that area — and that is a real benefit. The story is live and hot. The window to insert Arthur as an expert voice is open for approximately 10 to 14 more days before the cycle moves on.
Action I need from Arthur: Confirm he is available for a phone interview Tuesday or Wednesday this week. I will have the pitch to Candace Carlisle's inbox by 8:00 AM Monday. — -
COMPETITOR MOVES
Ben Wegmann — Compass Dallas — is the most visible name in the Dallas luxury-meets-athlete space right now. In 2026, Wegmann strengthened his Dallas luxury housing dominance through several high-profile athlete and celebrity transactions, while strategic collaborations with luxury automotive and private concierge brands helped elevate his digital presence among affluent Texas buyers. He is playing the visibility game loudly. His positioning is social media volume and influencer adjacency.
The Agency Dallas published content as recently as September 4, 2026, and their broker-owner Damon Williamson published a piece on August 31. They are active in the content lane and have a polished institutional presence on Preston Road.
Darwin Stephens of Selling Dallas is publicly positioning around the vertical luxury shift, noting luxury high-rise condominiums are increasingly replacing single-family teardowns in areas like Preston Hollow, with rental prices in new towers reaching $

Your coverage of the Mavericks' Valley View decision has been the clearest-eyed reporting in the market. The piece on what the North Dallas shift actually means for surrounding corridors was exactly the story most outlets missed.
I want to share something I think is worth knowing as you continue covering this beat: the most consequential real estate moves happening around that Valley View footprint are not showing up in MLS, in public filings, or in any press release. They are closing quietly, between people who know the land is about to change in value permanently.
I work with Arthur Greenstein, a Dallas broker and investor whose clients include professional athletes and high-net-worth principals. Arthur operates almost entirely off-market — and the conversations he is having right now, in the weeks after the Mavericks announcement, are the kind that typically only surface two years later when someone wonders who bought what before everyone else knew.
No ask here. Just wanted to be a resource as you dig deeper into where this migration is actually taking the market. Happy to be useful whenever it fits.

Nancy —
I work with a Dallas broker named Arthur Greenstein who operates in a segment of this market most reporters never see: deals that close before a listing ever exists. His clients are professional athletes and high-net-worth principals who cannot afford to be wrong about where the market is moving next.
The Mavericks confirming 104 acres at Valley View and the Stars committing to Willow Bend in Plano is not a sports story. It is a corridor story — and Arthur has been quietly positioning clients along that tollway run for over a year, before the announcements landed.
He has a perspective worth putting on record: what the off-market signals looked like before June 3, why the premium seat holder corridor from North Dallas to Plano was already the real wealth migration story, and what serious buyers should be doing right now that nobody is talking about publicly.
No volume talk. No market-report stats. Just the view from inside deals that never touch the MLS.
Happy to connect you both this week if the angle fits what you are working on. I can have Arthur available Tuesday or Wednesday.

Subject: Your Valley View piece — one angle worth watching
Nick,
Your reporting on the Mavericks' Valley View site has been the sharpest on this beat. The 104-acre option agreement, the Legends Global hire, the Preston Hollow proximity — you're connecting dots most reporters aren't even looking for.
One thing I've been watching from the field that your coverage might find useful: the quiet residential repositioning happening in the corridors adjacent to the site. The buyers moving early are not local flippers. Several are professional athletes — active and retired — and they are not using the MLS. These deals are happening off-market, privately, and quickly, before any announcement effect hits pricing.
No ask here. Just wanted to flag it because you clearly understand how sports infrastructure rewires real estate value, and this particular angle — who is actually buying and how they're doing it — is a story that hasn't been told yet in this market.
Keep doing what you're doing. The Valley View beat deserves exactly the kind of investigative instincts you're bringing to it.

Every September, the phones change. The week the NFL regular season kicks off, I hear from more athletes and their advisors than any other time of year — not about tickets, but about real estate. New contracts signed. Roster moves made. A player just landed in Dallas and needs a home that does not exist on Zillow.
That is the market most people never see.
Dallas is not just a sports city right now. It is a city mid-transformation — the Mavericks arena deal reshaping the Valley View corridor, development capital flooding North Texas, and a tier of high-profile buyers who need discretion as much as they need square footage. When a deal cannot be public, the MLS is the last place anyone looks.
The off-market world runs on relationships built years before a buyer ever calls. It runs on knowing which owners are quietly ready to move, which properties have not been listed because the seller does not want the noise, and which neighborhoods are changing before the headlines catch up.
NFL kickoff week is not just a sports moment for Dallas. It is a real estate signal. The brokers who understand that distinction are the ones athletes and celebrities actually trust.

Nick,
Your recent coverage of Dallas commercial real estate has been sharp — particularly the development stories as the city reshapes itself ahead of some of its biggest construction cycles in a decade. I wanted to bring you something you haven't seen yet.
With the NFL regular season opening September 9, there's a story happening entirely off the record — and off the market. Incoming Cowboys and Mavericks-era players relocating to Dallas don't call Zillow. They call one person: Arthur Greenstein.
Arthur is a Dallas-based broker, investor, and developer who operates almost entirely outside public listings. Athletes and celebrities trust him specifically because the deal never goes public until they want it to. He moves in the same world as his clients — car collector, world traveler, single father building a hospitality and development portfolio alongside his brokerage work.
The real story isn't a transaction. It's access. Who controls the invisible layer of Dallas real estate that never hits the MLS? And what does that world look like five days before a new NFL season drops a fresh wave of high-net-worth buyers into this market?
Arthur is available this week for an on-record conversation. I can provide background, photography, and a specific deal narrative.

Subject: The real estate story hiding inside yesterday's Cowboys cuts
Nick,
Your coverage of the Dallas real estate market is consistently the sharpest in the city — you have a way of finding the structural story underneath the surface-level transaction news.
I wanted to flag something you may already be watching: the Cowboys finalized their 53-man roster yesterday, cutting nearly 40 players in 24 hours. Some of those players have been living in the Dallas area all summer. A few are veterans with families, leases, and in some cases, property they need to move quietly and quickly. The ones who land on practice squads elsewhere leave even faster.
This happens every August 30th, and yet it almost never gets covered from the real estate side — the scramble, the off-market urgency, the discreet calls that happen before Zillow ever sees a listing.
I work with someone who operates exactly in that world. Happy to share more context if it is useful for a story you are already building or planning.
No pitch here — just thought it was a thread worth pulling.

Nick,
Your readers watched the Cowboys cut down to 53 men yesterday. What they don't see is what happens in the next 72 hours — when phones start ringing inside a very small network of brokers who actually know how to move athletes quickly, quietly, and off the open market.
I represent Arthur Greenstein, a Dallas-based real estate insider who has navigated exactly this window — the cut-to-Week-1 sprint — for athletes and high-profile clients who cannot afford a public search. No listings. No Zillow. No bidding wars with strangers. What Arthur does is the opposite of how most people buy property, and it is the only way this particular world actually works.
Here is the story angle: When a professional athlete is released or relocated on 48 hours' notice, where does he actually go? Who does he call? How does Dallas real estate quietly absorb some of the most high-profile housing needs in the country — every single August — without a single public record or press release?
Arthur can walk you through that world on background, on record, or both. He has the access, the discretion, and the track record to make this a story your readers will not find anywhere else.

Nick,
Your coverage of the Dallas real estate market has been sharp, and I think today hands you a story most reporters will miss entirely.
The Cowboys finalized their 53-man roster yesterday. By tonight, phones are already ringing. Cut players relocating, rookies locking in long-term housing, veterans quietly upgrading — all of it happening off the public radar. Every roster move in this city triggers a real estate ripple that almost no one covers.
Arthur Greenstein is the person those athletes call first. Not a team referral. Not a search portal. A direct call — because the deals he finds never hit the MLS.
I'd like to connect you with Arthur for a behind-the-scenes look at how the NFL calendar quietly drives Dallas luxury real estate. He can speak candidly about what this week looks like from inside those conversations — the urgency, the discretion, and the neighborhoods no one is writing about yet.
He is available for coffee, a call, or a property walkthrough as early as this week.

Dawn,
Your piece on the CeeDee Lamb burglary this week was exactly the right lens. You connected it to the broader pattern targeting high-profile athletes — Barkley, Burrow, Mahomes — and that context is what most reporters missed.
I wanted to reach out because that story has a real estate dimension that almost never gets told. When athletes and celebrities relocate to Dallas, the home itself becomes a liability before they ever move in. Where it sits on a map, how it was purchased, who knows about it — all of it matters. The deals that stay quiet are the ones that stay safe.
I work with a Dallas-based investor and broker who handles exactly these situations. No press releases, no public listings, no announcements. His clients trust him specifically because nothing leaks.
No ask here — just wanted to flag that this story has more layers than the police report shows. If that angle ever becomes useful to you, I am a resource.

The CeeDee Lamb burglary isn't just a crime story. It's a real estate story — and most people covering it are missing the actual lesson.
When a high-profile athlete's home is targeted while he's at training camp, the conversation immediately turns to cameras, alarm systems, and security teams. Those are Band-Aids. The real vulnerability is visibility. Public addresses. Predictable schedules. Properties purchased through traceable entities with closing disclosures filed in county records anyone can pull.
For the past decade in Dallas, I have helped athletes and celebrities acquire real estate in ways the public never sees — no press releases, no public records searchable by a motivated criminal, no listing photos that double as a property map for someone with bad intentions. The deal that never hits the market cannot be profiled. The address that never appears in a sports publication cannot be targeted.
The off-market transaction is not a luxury for high-profile buyers. It is a basic security protocol that the real estate industry almost never discusses — because most brokers do not have access to that world.
Privacy in real estate is not about what you buy. It is about how you buy it.

Nick,
Your coverage of the Dallas real estate market has been sharp and consistent, and the CeeDee Lamb burglary story you're watching unfold is about more than a break-in — it's exposing a structural vulnerability in how high-profile athletes are buying homes in the first place.
I represent Arthur Greenstein, the Dallas broker athletes and celebrities call when the deal cannot be public. Arthur's model was built precisely around this problem: when a player's address hits a public record, the clock starts ticking. His clients don't buy through traditional MLS transactions. They don't generate paper trails. That is the point.
With Lamb's burglary following a pattern that now includes Saquon Barkley, Patrick Mahomes, Joe Burrow, and Travis Kelce, there is a legitimate enterprise story here about how the smartest athletes are restructuring how they acquire real estate — and who they trust to make those transactions invisible.
Arthur is available this week for an exclusive conversation. He can speak to the off-market architecture that protects his clients, without identifying any of them.

The Mavericks just locked up 104 acres at Valley View. The Stars are circling Willow Bend in Plano. And while every commercial broker in North Texas is debating mixed-use square footage and retail anchor strategy, the real money is moving somewhere nobody is watching — the residential corridors surrounding both sites.
I have been working off-market deals in Dallas for over two decades. Athletes. Celebrities. Families that do not want their address in an MLS database. And I will tell you exactly what I saw the last time a sports anchor this size landed in North Texas: The Star in Frisco turned open fields into the most coveted address in the metroplex. That did not happen because of the stadium. It happened because a small group of people understood what was coming before a single shovel hit the ground.
The same setup exists right now along the I-635 and Preston Road corridor. The announcement effect is already in motion. Residential inventory in that pocket is thinning. Buyers with access to what is not yet listed — the estate behind the gate, the teardown on the corner lot — are the ones who will look back at June 2026 as the moment they got ahead of it.
This is not about the arena. It is about who moves first, and what they knew.

Jason,
Your Right on the Money coverage of the Dallas real estate market is some of the sharpest consumer reporting in North Texas. I want to give you a character your viewers have never seen before — and a story that connects directly to what everyone in Dallas is talking about right now.
The Mavericks just locked up 104 acres at Valley View. The Stars are circling Plano. Every broker in town is scrambling. Meanwhile, Arthur Greenstein has been quietly placing athletes and celebrity clients in off-market properties along that exact North Dallas corridor — before the arena news broke — because that is how he operates. He does not wait for listings. He calls the owners.
Arthur is not a volume broker. He is the person NBA and NFL clients call when they need a home that never hits the market, a development site no one else knows about, or a hospitality play in a corridor about to explode. He is also a single father, a car collector, and a builder — which means his story has real texture beyond the transaction.
This is a Right on the Money segment with genuine visual depth: properties, garages, construction sites, and a broker who can explain — on camera — exactly how off-market deals work and why the Mavs' move just changed the land game in North Dallas.
Arthur is available this week. I can have a full brief, photos, and property context in your inbox within the hour.

What an immigrant who lost everything taught Dallas's wealthiest buyers about the only asset class that never depreciates — and why it has nothing to do with real estate. (Positions Arthur as a character who teaches through lived experience, not credentials. Creates curiosity and visual potential for stage.)

social mediaRogers Healy Instagram (@rogershealyrealtor)
Luxury real estate personal brand account operated by Rogers Healy, Dallas agent with documented media personality crossover. Follower count captured at approximately 12.9K at time of research but requires verification in next research pass. Format and full engagement data not yet confirmed. Contact information not yet verified — requires a direct pull from his website or LinkedIn before outreach is initiated.
Angle: Co-branded content play or mutual media introduction leveraging shared media personality positioning. Specific angle to be developed once follower count, engagement rate, and contact information are confirmed. Rogers represents a potential bridge into broader Dallas media and television circles given his personality-forward brand, which is a secondary value beyond the Instagram collaboration itself.
Why Arthur: First, Rogers Healy has established a media personality track record in the Dallas luxury real estate space that directly parallels Arthur's own TV and brand footprint, making a peer collaboration visually credible rather than aspirational. Second, if his engagement metrics hold up in the next research pass, his audience represents an incremental local reach channel that does not overlap significantly with Ben Wegmann or Yuliia Obrusnyk, broadening Arthur's Dallas footprint across three distinct follower bases. Third, a Rogers Healy relationship opens a warm introduction pathway into Dallas-area media and production contacts that could accelerate Arthur's television pitch strategy beyond Instagram alone.
Producer: Rogers Healy (direct account owner — contact not yet verified) · Not yet verified — requires next research pass via rogershealy.com or LinkedIn
social mediaYuliia Obrusnyk Instagram (@realestate_with_julia)
Luxury real estate personal brand account operated by Yuliia Obrusnyk, off-market specialist and 2025 Preston Hollow Top Realtor. 55K followers. Format is Instagram Stories and feed posts centered on luxury listings, new construction, and off-market inventory in the Dallas market. Audience is local, engaged, and actively in-market for high-end Dallas real estate — smaller in raw count than Wegmann but higher in local relevance.
Angle: Co-branded Instagram Story series titled Dallas Off-Market: What Is Actually Available Right Now — positioning Arthur as the senior voice given his Douglas Elliman platform and longer track record while giving Yuliia the credibility lift of a high-profile collaboration. The series leverages the exact off-market specialty both brands already claim, making it authentic rather than manufactured.
Why Arthur: First, Yuliia's stated positioning around off-market, luxury, and new construction is a direct mirror of Arthur's core differentiators, so the collaboration requires no repositioning from either party — the story writes itself. Second, her 55K following is local and actively in-market, which delivers Arthur qualified Dallas buyer and seller exposure rather than passive lifestyle followers who will never transact. Third, Arthur's longer track record and institutional brokerage backing at Douglas Elliman positions him as the senior voice in the partnership, which elevates his authority signal every time her audience encounters his name.
Luxury real estate personal brand account operated by Ben Wegmann, founder of Ben Wegmann Group at Compass RE Texas. 181K+ followers. Format includes property walkthroughs, lifestyle content, brand collaboration posts, and entrepreneur content tied to his Springyz hydration beverage launch. Audience is affluent Dallas-area buyers, luxury brand followers, and high-net-worth lifestyle consumers.
Angle: Co-branded Reel or joint Instagram feature framed around the Dallas elite buyer market — specifically the state of luxury inventory in Preston Hollow and Highland Park. Secondary angle: Arthur engages Ben on the Springyz entrepreneur story, warming the relationship through his brand-builder identity before any real estate collaboration is proposed.
Why Arthur: First, Arthur and Ben serve overlapping celebrity and athlete clientele in Dallas luxury, making a co-branded off-market deal story credible and non-competitive rather than threatening. Second, Arthur's Douglas Elliman platform, multilingual capability, and international client base give Ben's audience access to a tier of market insight his own content does not currently offer, which makes Arthur a value-add collaborator, not a peer ask. Third, Arthur's existing TV media footprint and brand partnership track record mirror Ben's own trajectory, so the pairing reads as peer-level, which is exactly the visual and credibility signal both audiences respond to.

news tvWFAA Daybreak — WFAA ABC Channel 8
Early morning news program airing 5 to 7am on WFAA. Booked by Melissa Jones, who spent 13 years producing Good Morning Texas before moving to Daybreak. Lower priority than Good Morning Texas or Right on the Money but a viable placement once primary relationships are established.
Angle: One specific, surprising angle only — Melissa Jones has seen every standard PR tactic across 13-plus years. The pitch cannot be a bio or a credentials list. It must lead with a single unexpected story hook Arthur can own in a morning format. If Arthur has any connection to the Dallas Cowboys organization, that is a direct bridge to co-host Dia Wall, who previously hosted a weekly show with Jerry Jones.
Why Arthur: First, Melissa Jones books for an audience waking up with DFW on their mind — Arthur's insider access to what is actually moving in the market before it becomes news is built for that format. Second, any Cowboys-adjacent connection creates an immediate character bridge to Dia Wall's professional history and audience relationship. Third, his early-morning appeal comes from specificity — he does not describe the luxury market in generalities, he describes the deals happening right now that viewers have not heard about yet.
Producer: Melissa Jones, Booking Producer · Not confirmed. Contact via WFAA main line at (214) 748-9631.
news tvTexas Today — NBC5 KXAS
Weekday lifestyle show airing 11:30am to noon on NBC5. Hosted by Cleo Greene and Adriana López, a seven-time Emmy Award winner and bilingual broadcaster. Midday audience skewing toward lifestyle, personality, and DFW community interest.
Angle: Arthur as a recurring luxury insider who sees DFW from a vantage point no journalist, economist, or data analyst can access. The pitch question: What does Arthur know that the Texas Today audience does not, and what does he see from his position that no one else can see? If Arthur has any Spanish-language market exposure or international luxury buyer activity, that angle should be developed specifically for Adriana López before outreach.
Why Arthur: First, Arthur's luxury broker character fits the show's aspirational lifestyle DNA without requiring the show to shift format or tone. Second, his single father story gives Cleo Greene a personal, human entry point that works naturally in her hosting style. Third, his off-market access and celebrity relationships make him a repeatable booking — not a one-segment expert — which is what a daily lifestyle show actually needs.
Producer: Segment Producer or Talent Booker — name unconfirmed. Action required: Call NBC5 main line at (817) 429-5555 and confirm the producer name before any pitch is made. · Not confirmed. Do not fabricate. Obtain via direct call.
news tvGood Morning Texas — WFAA ABC Channel 8
Weekday lifestyle morning show airing 9 to 10am on WFAA. Warm, personality-forward format built around aspirational content rather than hard news. Produced by Jennifer Holliman, recently promoted to Supervising Executive Producer.
Angle: Arthur is not a market analyst — he is a luxury insider with celebrity relationships, off-market access, and a personal story as a single father navigating one of the most competitive real estate environments in the country. This is an aspirational lifestyle story, not a segment about interest rates. Pitch him as a character, not a credential.
Why Arthur: First, his single father angle gives the segment unexpected emotional depth that separates him from every other real estate guest Holliman has booked. Second, his celebrity client relationships provide name-adjacent glamour that drives viewer curiosity and social sharing. Third, as a newly promoted EP building her own booking reputation, Holliman benefits directly from a distinctive, personality-rich guest that reflects well on her editorial instincts.
Producer: Jennifer Holliman, Supervising Executive Producer · gmtproducers@wfaa.com
news tvRight on the Money with Jason Wheeler — WFAA ABC Channel 8
Dedicated real estate segment produced by Jason Wheeler, a senior anchor who holds an active Texas real estate license. Existing viewer base already primed for real estate content. Highest-leverage opportunity in the Dallas local TV market.
Angle: Arthur provides the human story behind the numbers Wheeler already covers — off-market deals, celebrity client moves, and developer activity happening before any public announcement reaches a data report. Wheeler covers the market through policy and data. Arthur covers it through access and relationships. Together they give viewers two lenses on the same DFW market.
Why Arthur: First, Arthur operates in the off-market space Wheeler cannot access through traditional reporting — his sourcing is the story. Second, Arthur's celebrity client relationships give the segment aspirational visual texture that pure market data cannot produce. Third, his position as a luxury broker and single father creates a character arc that makes him memorable across multiple appearances, not just a one-time expert quote.
Producer: Jason Wheeler, Senior Reporter and Anchor · jwheeler@wfaa.com
social mediaRogers Healy Instagram (@rogershealyrealtor)
Luxury real estate and media personality Instagram account operated by Rogers Healy, Dallas-based agent with documented crossover into brand and media personality territory. Follower count listed at approximately 12.9K at time of research capture — current count and contact information require verification in next research pass. Format and audience composition are consistent with Dallas luxury real estate and lifestyle content.
Angle: Mutual media introduction or co-branded content play anchored around Dallas luxury market authority — two agents with overlapping media personality positioning offering a dual perspective on where the Dallas high-end market is heading. If Rogers has active media bookings or show relationships, Arthur's introduction through a warm peer is more effective than any cold pitch to a producer.
Why Arthur: First, Arthur's existing TV media footprint gives the pairing a media personality dimension that elevates Rogers's content and creates a natural conversation hook beyond standard real estate posts. Second, both operate in the same Dallas luxury tier without direct competitive threat, making the collaboration editorially clean and commercially safe for both parties. Third, Arthur's international client base and multilingual background give a co-branded appearance a sophistication angle that neither agent can claim alone — which is a meaningful differentiator for any producer or brand watching both accounts.
Producer: Rogers Healy (direct account owner — contact not yet verified) · Not yet verified — requires direct pull from Rogers Healy website or LinkedIn in next research pass
social mediaYuliia Obrusnyk Instagram (@realestate_with_julia)
Luxury real estate Instagram account operated by Yuliia Obrusnyk, off-market specialist and 2025 Preston Hollow Top Realtor. 55K followers. Content is tightly focused on luxury listings, new construction, and off-market deals in Dallas. Audience is local, engaged, and actively in or adjacent to the high-end buyer and seller market. Smaller than Wegmann but higher contextual relevance to Arthur's core off-market differentiator.
Angle: Co-branded Instagram Story series titled Dallas Off-Market: What Is Actually Available Right Now — Arthur serves as the senior voice anchoring the series given his Douglas Elliman platform and longer track record, while Yuliia's explicit off-market positioning makes the partnership credible and editorially tight. Each installment surfaces a real market insight, not a listing pitch, which builds both accounts as authority destinations rather than sales channels.
Why Arthur: First, Arthur's off-market specialty is a direct match to Yuliia's stated brand positioning, making the collaboration feel inevitable and authentic rather than opportunistic to both audiences. Second, Arthur's senior standing and national brokerage affiliation through Douglas Elliman elevates the series — he brings institutional credibility she does not yet have, which is a genuine value exchange. Third, the format plays directly to Arthur's existing content strengths in short-form video and property storytelling, meaning production lift is low and output quality stays high.
Luxury real estate and lifestyle Instagram account operated by Ben Wegmann, founder of Ben Wegmann Group at Compass RE Texas. 181K+ followers. Content spans high-end property showcases, celebrity and athlete clientele stories, and entrepreneur ventures including his Springyz functional hydration brand launch. Audience is affluent, Dallas-centric, and overlaps directly with Arthur's buyer and seller demographic.
Angle: Co-branded Reel or carousel framed around the state of Dallas luxury inventory — specifically Preston Hollow and Highland Park — positioned as two senior agents giving buyers a ground-level read on what the PwC and Urban Land Institute national rankings actually mean for local deal flow. Secondary angle: Arthur engages Ben on the Springyz entrepreneur story, opening a brand-builder-to-brand-builder conversation that warms the relationship beyond pure real estate.
Why Arthur: First, Arthur's Douglas Elliman platform and celebrity client history give the collaboration immediate credibility and audience lift on both sides — neither party is trading down. Second, Arthur's multilingual capability and international client base adds a dimension Ben's content does not currently cover, making the pairing editorially complementary rather than redundant. Third, Arthur's existing TV media footprint signals to Ben's audience that this is a co-branded moment with a recognized personality, not a generic peer feature — which increases shareability and saves rate.

podcastThe Cardone Zone — Grant Cardone
Confirmed target. Format, audience data, and specific contact information were not delivered in either research pass. Pass 1 ends mid-sentence at the point of Cardone contact data. Pass 2 does not include Cardone contact data. This target is real and worth pursuing but is not actionable until a dedicated research pass is completed. No contacts, angle development, or outreach strategy can be responsibly delivered without that data.
Angle: To be developed following the dedicated Cardone research pass. Preliminary assessment is that Arthur's investor and developer positioning — combined with the Dallas luxury market angle and the personal ambition narrative — aligns directionally with Cardone's audience values around wealth-building, scale, and operator mentality. Full angle development requires confirmation of show format, current booking priorities, and verified contact intelligence.
Why Arthur: To be fully developed following the research pass. Three reasons will be scoped once contact intelligence and show format are confirmed. Do not pursue this track or develop outreach materials until that pass is complete.
Producer: Not confirmed. Requires dedicated research pass before any contact information can be verified or acted upon. · Not confirmed. Requires dedicated research pass.
podcastBiggerPockets Real Estate Podcast and On The Market Podcast
Two active podcasts under the BiggerPockets brand. Both hosted by Dave Meyer, Head of Real Estate at BiggerPockets. The audience skews toward active real estate investors ranging from beginners to experienced operators. Format is interview-driven with emphasis on real strategy, market data, and practitioner insight. This is the most immediately actionable opportunity of the three targets. Guest submission portal is confirmed active at biggerpockets.com/guest.
Angle: Not a luxury broker. An investor and developer with operator-level access to how high-net-worth deals actually get structured in one of America's fastest-growing markets. Three content pillars: Dallas market data that the BiggerPockets audience cannot get from national reporting, the off-market mechanics behind how institutional and private wealth moves in a top-tier Sun Belt city, and the operator mindset required to compete at the luxury and development level. The single-father personal narrative humanizes the profile without softening the strategic substance — which is exactly the balance BiggerPockets audiences respond to.
Why Arthur: First, Arthur brings hyperlocal Dallas market intelligence — vacancy rates, luxury inventory levels, migration trends — that Dave Meyer's data-forward shows actively seek and rarely get from practitioners at Arthur's access level. Second, Arthur's positioning as both a broker and a developer gives him a dual operator perspective that most BiggerPockets guests cannot offer. He can speak to the deal structure from both sides of the table. Third, the human story — single father, high-stakes market, generational ambition — makes Arthur a guest the audience remembers after the episode ends, which is the metric that drives show growth and repeat bookings.
Producer: Dave Meyer — Head of Real Estate at BiggerPockets. Primary decision-maker for guest bookings on both shows. Active on LinkedIn and X. Approachable through direct LinkedIn engagement prior to any formal submission. Author of Start With Strategy — referencing the book directly in warm contact is a confirmed differentiator. · Not confirmed. Official guest submission route is biggerpockets.com/guest. LinkedIn is the confirmed warm engagement lane for Dave Meyer directly. Per BiggerPockets' stated policy, no follow-up after portal submission.
podcastThe Joe Rogan Experience
Long-form conversational podcast hosted by Joe Rogan. Averaging 11 million listeners per episode. Episodes run two to three hours with no set script. Joe maintains full creative control over guest selection. Spotify does not influence bookings. The show rewards compelling personal narratives, unconventional insiders, and guests who can hold a three-hour conversation without notes.
Angle: A single father building a generational real estate dynasty in Dallas luxury — operating inside a world the public never sees. Celebrity clients. Off-market transactions that never surface publicly. High-consequence deals where personal stakes and professional stakes are the same thing. This is not a real estate pitch. This is a story about a man building something that outlasts him, inside an industry that runs on relationships and silence.
Why Arthur: First, Arthur has a clear character arc that sustains a three-hour conversation — single father, self-made operator, insider to a world most people only see from the outside. That is the Rogan formula. Second, the off-market and celebrity client angle introduces genuine stakes and secrecy, which Rogan's audience responds to viscerally. This is not HGTV real estate — it is real money, real relationships, and real consequences. Third, the Dallas luxury market is a story no one has told on JRE. Austin has been covered. New York has been covered. Dallas as the new center of American wealth migration — told by the operator inside it — is a fresh angle with national relevance at the exact moment Rogan's Austin-based audience is living through the same economic shift.
Producer: Jamie Vernon (aka Young Jamie) — Primary gatekeeper. Handles content planning, guest booking, and technical production. Located in Austin, Texas. Active on Instagram at @jamievernon and on X at @jamievernon. Also reachable via his photography and booking site at jamie-vernon-fn1e.squarespace.com/booking-1. Jamie Vernon is reachable through public social channels — Instagram and X — as the relationship warm-up lane. Rep-to-rep escalation available through Chandra Keyes (manager), Stacy M. reality tvLuxe Listings — Dallas Installment (Amazon Prime Video)
Amazon Prime Video's Luxe Listings franchise originated in Sydney as the platform's highest-viewed original premiere in its history, then expanded to Toronto. Format spotlights a small, curated group of elite brokers — not a large brokerage ensemble — in a single city. Tone is aspirational and character-driven, with a tighter cast than the Selling franchise.
Angle: The Luxe Listings format is designed for exactly the profile Arthur represents: a small group of elite, individually branded brokers in a single market, not a brokerage ensemble cast. Dallas as the next North American city is a logical and defensible pitch — it follows Sydney and Toronto as a market with genuine luxury volume, a defined high-net-worth residential culture, and a visual identity that reads distinctly on camera. Arthur's developer and investor angle adds a dimension the Sydney and Toronto casts did not have, expanding what the format can show.
Why Arthur: First, Arthur fits the format's structural requirement precisely — Luxe Listings is built around individually powerful brokers, not brokerage staff, and Arthur's independent standing in the Dallas luxury market makes him a credible anchor rather than an ensemble member. Second, his developer relationships introduce a supply-side story the format has never told: viewers see not only the sale but the creation of the inventory, which adds a production layer Amazon has not yet put on screen. Third, the single father narrative gives the show its human throughline — the same personal authenticity that made the Sydney cast feel real to an international audience — grounding the aspirational property content in a story viewers can emotionally follow.
Producer: No named Amazon executive contact was surfaced in research. Competitive intelligence reference: Peter and Paige Torkan (Team Torkan) and Brett Starke (The Starke Group) from Luxe Listings Toronto should be studied for how they positioned themselves and their brokerages to land the show — not contacted. · Not surfaced. Requires a dedicated research pass targeting Amazon Prime Video's unscripted development team or the production company behind the Luxe Listings franchise.
reality tvSelling Sunset Franchise — Next Installment (Netflix, Adam DiVello)
Adam DiVello's Selling franchise for Netflix — Selling Sunset, Selling Tampa, Selling the City. Selling the City has been shelved. DiVello is actively evaluating the next franchise market. Format centers on a single luxury brokerage, a cast of agent personalities, high-end property visuals, and layered personal drama. Each installment has built a dedicated streaming audience.
Angle: The Selling franchise has never done Texas, and Dallas is the country's fastest-growing luxury real estate market. Arthur as the principal figure anchoring a Dallas-based brokerage cast gives DiVello a market with fresh visual inventory, a city with genuine cultural cachet, and a lead character with the personal backstory — single father, celebrity clientele, developer credibility — that sustains a full season of story.
Why Arthur: First, Arthur provides the franchise's required central character with a defined identity: a single father who built his brokerage from the ground inside the Dallas luxury market, which creates personal stakes that sustain viewer emotional investment beyond property transactions. Second, Dallas as a setting delivers on the franchise's core visual promise — aspirational architecture, new-money wealth, and a city mid-transformation — giving the camera department a fresh visual language the existing installments cannot offer. Third, Arthur's developer and investor relationships add a dimension the franchise has not yet explored: he is not simply selling other people's listings but is embedded in how the properties themselves get built, which expands the show's storytelling range.
Producer: Adam DiVello (Creator and Executive Producer, Selling Sunset franchise). No confirmed direct contact found. Next research step is identifying his production company or representation. · Not surfaced. Requires identification of DiVello's production company or talent representation before any outreach can be initiated.
reality tvOwning Manhattan — Netflix
Netflix unscripted real estate series produced by World of Wonder. Season 2 landed in Netflix's Global Top 10 as of December 2025. Format follows elite New York brokers competing at the top of the luxury market. Expanding geographically — producers on record saying future seasons have no geographic limits.
Angle: Ryan Serhant has already opened in Dallas, Houston, Austin, and San Antonio — meaning Netflix and World of Wonder have an existing story reason to plant a camera in Texas. Arthur is the natural anchor for that Dallas chapter: a single father running a luxury brokerage with celebrity clients, off-market deal access, and developer relationships that Serhant's cast cannot replicate. The story writes itself as Serhant's expansion meets its match on Arthur's home turf.
Why Arthur: First, Arthur is a visual character with a clear personal arc — single father building an empire in Dallas luxury real estate, which gives cameras both high-stakes transactions and authentic personal stakes in every episode. Second, his celebrity client relationships and off-market access create the aspirational, insider-access moments this format requires to sustain viewer loyalty across a season. Third, Serhant's Texas expansion provides a built-in narrative engine: the established New York brand entering Arthur's market sets up organic conflict, competition, and story tension without the producers having to manufacture it.
Producer: Fenton Bailey and Randy Barbato (Co-Presidents, World of Wonder Productions); Tom Campbell (Chief Creative Officer, day-to-day creative decision-maker); Kelly Montalvo (Executive Producer, show-level); Bianca Barnes-Williams (Executive Producer, show-level) · Not surfaced. All contact must route through a CAA, WME, or UTA agent with an existing World of Wonder relationship. Unsolicited submissions are discarded without review.
podcastThe Joe Rogan Experience
The largest podcast in the world by listenership, hosted by Joe Rogan and produced day-to-day by Jamie Vernon. Long-form conversational format averaging two to three hours. Audience spans millions of listeners across demographics, with particular concentration among entrepreneurs, investors, and intellectually curious professionals. Not a current pitch target — identified as a 12-to-18-month strategic build requiring relationship infrastructure that does not yet exist.
Angle: Arthur Greenstein is a Dallas-based luxury developer who left a conventional career path to build a real estate operation from the ground up in one of the most competitive and fastest-growing cities in the country. His story is not about the market — it is about the operator: how deals are found before they exist, how relationships are the only currency that matters at the top of the market, and what it actually looks like to build wealth in real estate when you refuse to wait for the MLS to tell you what is available.
Why Arthur: First, the Texas geographic bridge is the most credible organic connection — Rogan relocated to Austin and has demonstrated genuine interest in Texas culture, business, and growth. Arthur operates in Dallas, and the DFW story is one Rogan's audience has not heard told from the inside by a practitioner at this level. Second, Arthur carries the character qualities JRE requires: he is not an academic or a pundit, he is an operator with real stories, real deals, and real conflict — the kind of guest Rogan engages with for two hours because the conversation goes somewhere unexpected. Third, this opportunity requires Arthur to first build his own podcast with meaningful listenership, earn BiggerPockets and Cardone Zone credits on his media sheet, and secure a warm mutual introduction from a past JRE guest in the real estate or entrepreneur space — all of which are achievable within 12 to 18 months if the strategy executes correctly.

podcastThe Cardone Zone
Grant Cardone's flagship show under the 10X Media brand. Format includes Power Player interviews featuring high-performing entrepreneurs, investors, and real estate operators. Audience is heavily skewed toward ambitious real estate investors, sales-driven entrepreneurs, and Cardone's existing 10X community. Identified as Arthur's fastest path to a booked date based on profile alignment.
Angle: Arthur is a Dallas-based luxury developer and investor who closes deals most buyers never see — sourcing off-market opportunities in one of the most competitive high-end markets in the country. He operates the way Cardone teaches: aggressive, off-script, and deal-first. That is the story for this show.
Why Arthur: First, Arthur's identity as a developer and active investor — not a passive agent — matches the Power Player format precisely. Cardone's audience responds to operators who build and acquire, not those who simply transact. Second, Arthur's luxury market positioning and off-market deal access speaks directly to the aspirational investor mindset of the 10X community, where the audience is actively looking for models to replicate. Third, the Dallas market story is a natural fit for Cardone's own real estate investment narrative — Cardone has publicly championed Sun Belt growth markets, and Arthur operates at the ground level of one of the defining examples.
Producer: Not confirmed. Neither research pass returned a named producer or booking contact. Intelligence gap must be filled before outreach begins — check 10X Media LinkedIn company page for producer or talent booking titles, and review recent Cardone Zone YouTube descriptions and podcast show notes for production credits. · Not confirmed. Requires active research step before any outreach can begin.
podcastBiggerPockets Real Estate Podcast / On The Market
Dual podcast network hosted by Dave Meyer, publishing Monday, Wednesday, and Friday. Covers real estate strategy, investor profiles, and market intelligence. Audience of 3 million-plus active members — working investors, aspiring investors, and real estate professionals seeking actionable intelligence.
Angle: Arthur Greenstein operates in the Dallas luxury market with direct access to off-market deals that never hit the MLS. He brings a ground-level view of how high-end developers and investors are positioning in one of the fastest-growing metros in the country — the kind of proprietary market intelligence Dave Meyer's audience cannot get from data alone.
Why Arthur: First, Arthur's off-market deal access gives Dave Meyer's audience something genuinely exclusive — not another interest rate take, but a practitioner showing exactly how deals are being structured at the luxury level in Dallas right now. Second, the Dallas and DFW market is a recurring and high-traffic topic for BiggerPockets listeners, making Arthur's local expertise directly on-brief for Meyer's current editorial calendar. Third, Arthur's developer and investor identity — not just an agent, but someone who builds, acquires, and structures deals — gives the episode a character arc that separates it from the standard agent interview format Meyer's audience has already heard.
Producer: Dave Meyer (host and editorial gatekeeper, primary outreach target) — current producer name unconfirmed, open intelligence gap requiring follow-up · Not confirmed. Dave Meyer reachable via LinkedIn and BiggerPockets community profile. Current producer contact requires identification via BiggerPockets LinkedIn company page or recent episode show notes.
social mediaInstagram Co-Hosted Live — Arthur Greenstein x Ben Wegmann
A scheduled Instagram Live event co-hosted across both accounts simultaneously, focused on the state of Dallas luxury real estate in the second half of 2026. Format is unscripted conversation between two credible market peers. Combined potential reach draws from Ben's 181K followers plus Arthur's existing base. Duration typically 30 to 45 minutes with replay value.
Angle: State of Dallas Luxury 2H 2026 — two brokers with non-overlapping client bases and complementary expertise give a frank, unscripted read on where the market is heading. Arthur speaks to the international buyer segment, off-market developer inventory, and family office demand. Ben speaks to the domestic high-net-worth buyer, lifestyle-driven migration trends, and brand partnership signals from luxury consumer categories.
Why Arthur: First, the Live format rewards genuine expertise over polish — Arthur's verified $300M-plus transaction history and developer background mean he cannot be rattled by audience questions, which makes the format low-risk and high-credibility. Second, the international buyer angle Arthur brings is genuinely differentiated content that Ben's audience has not heard from Ben alone, which gives Ben a reason to say yes because it adds value to his own audience. Third, Arthur's multilingual team and Ukrainian origin story can surface naturally in conversation and will generate comment engagement from viewers who respond to authentic backstory — which the Instagram algorithm rewards with extended reach for both accounts.
Producer: Ben Wegmann — requires warm relationship before proposing; do not approach before completing three genuine content engagements · Ben.Wegmann@Compass.com
social mediaArthur Greenstein Group YouTube Channel
Arthur's own YouTube channel under the Arthur Greenstein Group brand. Currently described as an underactivated owned media asset. Format potential includes property walkthroughs, market commentary, developer insight series, and behind-the-scenes content. Audience size not specified in research but functions as a conversion and credibility asset for inbound brand and media inquiries.
Angle: Launch a recurring segment titled something like Off-Market Dallas — Arthur walks camera through a property or neighborhood that has not hit public listings, narrating both the investment thesis and the lifestyle story simultaneously. Every episode demonstrates the dual expertise that separates him from lifestyle-only brokers.
Why Arthur: First, YouTube content is the most durable owned media format available — a single well-produced episode surfaces in search results for years and feeds media bookers who research guests before booking. Second, the off-market angle is visually specific and not replicable by agents without Arthur's developer and deal-flow access, which means the content cannot be easily copied by competitors. Third, YouTube episodes serve as proof-of-concept reels for TV producers at HGTV and Bravo who need to see Arthur on camera before committing to a booking — the channel is a low-cost audition that runs permanently.

news tvMansion Global — Fox Business Network Prime
Luxury real estate-focused show airing on Fox Business in prime. Hosted and contributed to by Katrina Campins. Audience is high-net-worth viewers, luxury real estate buyers and sellers, and aspirational consumers. Format features luxury properties, market trends, and expert commentary from credible luxury brokers with television presence.
Angle: This is not a booking angle — it is a peer positioning play. Arthur engages Campins as a peer: same career arc from operator to TV personality, same luxury market focus, complementary geography. The goal over 90 days is a warm relationship that produces either a direct booking recommendation to Fox Business producers or a co-appearance opportunity where Arthur is introduced through her credibility.
Why Arthur: First, Arthur's career arc — luxury operator building a television presence — mirrors Campins's path precisely, making him a natural peer rather than a supplicant, which changes the entire dynamic of the relationship. Second, Arthur's Dallas market is geographically complementary to Campins's Miami base — they are not competing for the same listings or the same TV segments, which removes any friction from the relationship and makes a genuine peer connection achievable. Third, Campins holds contributor status across multiple Fox Business shows and has demonstrated she advocates for voices she respects — a warm word from her to Jake Mack or Kelly McNally carries more weight than any cold pitch from a PR firm, making this the highest-leverage long-term play in the entire Fox Business strategy.
Producer: Katrina Campins — Real Estate Contributor and Host, Mansion Global. Miami-based. Co-founder of The Campins Company. Over $1 billion in career sales. First gained national exposure on The Apprentice. Email domain confirmed as @foxnews.com. This is a peer relationship target, not a pitch target. · Unconfirmed full address — domain @foxnews.com confirmed. Do not pitch via email. Engage via LinkedIn and Instagram first. Three genuine touchpoints before any ask. This is a 90-day relationship build, not an outreach campaign.
news tvVarney and Co. — Fox Business Network
The highest-rated business show on television hosted by Stuart Varney. Weekday morning program with a broad business and consumer-facing audience. Real estate guests appear in regular segments. Josh Altman and Katrina Campins have both appeared in the exact guest role Arthur would occupy. Audience skews toward active investors, business owners, and engaged consumers watching for market signals.
Angle: Why Dallas luxury is outperforming every coastal market right now. Lead with the number — $9.7 billion in DFW luxury volume — and attach a clear opinion. This is a punchy, data-backed, consumer-relevant segment that fits Varney's format exactly. The framing is competitive and declarative, which is what this show rewards.
Why Arthur: First, the show has already validated this guest category by booking Josh Altman and Katrina Campins — Arthur fits the established template of a luxury broker with a market opinion and a strong on-camera presence. Second, the $9.7 billion DFW volume figure gives the segment a hard number to anchor around, which is what Varney segments require — they are not profile pieces, they are market takes. Third, Arthur's Dallas positioning is differentiated from every coastal broker who has already appeared on this show, giving producers a fresh geography with a national economic argument behind it.
Producer: Ari — Twitter handle @ari_cha, confirmed booker for Varney and Co. Full name and email not yet verified. · Unconfirmed — full name and Fox Business email require ZoomInfo or Feedspot directory lookup. Do not cold DM. Engage on Twitter authentically for two weeks before any direct message.
news tvThe Claman Countdown — Fox Business Network
Daily business and markets show hosted by Liz Claman. Covers business, finance, and market trends with high-profile guests from the business world. Airs weekday afternoons on Fox Business Network. Core audience is investors, business owners, and market-watchers seeking real-world economic signals from credible operators.
Angle: Dallas luxury real estate as a leading economic indicator. The migration of family offices, the all-cash transaction rate above national averages, and the corporate relocation wave driving DFW volume — this is a business and macroeconomic story, not a real estate listing segment. Arthur provides ground-level data from the epicenter of that migration with a clear point of view on where capital is moving next.
Why Arthur: First, Arthur operates at the exact intersection of luxury real estate and macro capital movement that Liz Claman covers — he speaks in business terms, not broker terms. Second, Dallas is the story every business network is circling but has not yet put a credible face on — Arthur is that face with verifiable transaction volume behind him. Third, Jake Mack has publicly stated he books guests with news value and timing — Arthur's angle on the DFW market connects directly to live economic trends including corporate relocation, Fed rate decisions, and family office migration, giving Mack a news peg rather than a personality pitch.
Producer: Jake Mack, Booking Producer · Unconfirmed — domain pattern j*@fox.com verified via ZoomInfo. Full address requires Hunter.io or direct ZoomInfo lookup on Fox Business booking staff.
podcastCardone Zone (Grant Cardone)
Business and real estate podcast hosted by Grant Cardone, entrepreneur and real estate investor known for large multifamily syndications and high-energy sales philosophy. Audience is entrepreneurial and wealth-focused, heavily oriented toward scale, sales mindset, and investment. Cardone Zone is flagged as a Tier 1 target for Arthur but is currently a research gap — no producer, booker, or direct email was surfaced by either research pass.
Angle: How Arthur Greenstein operates in the $5M–$20M off-market space that institutional buyers and syndicators never see — and why the real wealth transfer in real estate happens through relationships, not listings.
Why Arthur: First, Cardone's audience is primed for aspirational real estate content at scale, and Arthur's deal range and celebrity clientele speak directly to that ambition without competing with Cardone's own multifamily positioning. Second, the off-market sourcing angle gives Cardone a guest who adds tactical credibility his audience can act on — not theory, but a real operational playbook from a market Cardone's followers aspire to enter. Third, Arthur's Dallas luxury market focus is a concrete, differentiated story that travels well in Cardone's high-energy interview format, where specificity and bold claims about the industry tend to perform best with the audience.
Producer: No named producer or booking contact confirmed. Both research passes identified this as a gap. A dedicated research pass on Cardone Zone booking infrastructure is required before any outreach can begin. · No confirmed email. Do not attempt outreach until booking contact is identified and verified. This target is on hold pending a focused research pass.
podcastThe Joe Rogan Experience
The most-listened-to podcast in the world, hosted by Joe Rogan. Long-form conversational format running two to three hours per episode. Audience is predominantly male, 18–45, with broad interests spanning business, culture, combat sports, comedy, and contrarian ideas. Guest selection is controlled personally by Joe Rogan. No booking form exists. The show does not accept cold pitches under any circumstances.
Angle: The Dallas broker who sells $20M homes off-market to celebrities, raises his kids alone, and thinks the luxury real estate game is broken.
Why Arthur: First, Arthur has a clear character arc that goes beyond expertise — the combination of single father, high-stakes celebrity deal-making, and anti-establishment positioning on how the luxury industry operates gives Rogan a three-hour conversation, not a twenty-minute interview. Second, the visual and lifestyle story is compelling on camera — off-market mansions, discretionary celebrity clients, and the quiet power of relationships over listings is a world Rogan's audience is fascinated by but has no access to. Third, Arthur's willingness to say the luxury real estate game is broken gives Rogan the conflict and tension he requires in every guest — there is a clear antagonist, a clear worldview, and a protagonist with personal stakes, which is the exact character structure the show responds to.
Producer: Jamie Vernon, known as Young Jamie, is the primary producer and confirmed gatekeeper — the only contact verified independently by both research passes. Chandra Keyes (listed as Rogan's manager via BookingAgentInfo.com), Stacy M. (booking agent, last name unconfirmed), and Michael O. (publicist, last name unconfirmed) were surfaced in Pass 2 only from a third-party aggregator and must be verified before any use. · No direct email confirmed. Jamie Vernon is reachable at @YoungJamie on X and Instagram and via youngjamie.com and LinkedIn (jamie-vernon-215a5754). Do not contact until Arthur has performing video content — approach only after the media resume is built and there is a specific reason to give Vernon, not a cold ask.
podcastBiggerPockets Podcast
Real estate investing podcast hosted by Dave Meyer, Head of Real Estate at BiggerPockets. One of the largest real estate podcasts in the world, with an audience of everyday investors ranging from beginners to experienced operators. Format is educational and interview-driven, focused on strategies, deals, and investor journeys. Skews toward mid-market value-add and BRRRR strategies.
Angle: How Dallas luxury broker Arthur Greenstein sources off-market $5M–$20M deals that never hit the MLS — and what the ultra-wealthy's playbook reveals for serious investors at every level.
Why Arthur: First, Arthur's off-market luxury angle is genuinely underrepresented in the BiggerPockets guest roster, which skews toward mid-market strategies — he brings a behind-the-curtain perspective their audience almost never gets access to. Second, the $5M–$20M deal range is aspirational but instructional, giving everyday investors transferable insight on sourcing, relationships, and deal structure rather than just inspiration. Third, Arthur's Dallas market focus and celebrity clientele give the episode a concrete, name-able geography and story hook that performs well in show titles, thumbnails, and social clips — exactly what Dave Meyer's format is built to amplify.
Producer: Ian Kay (Producer — Pass 1 only, needs independent verification before outreach); Dave Meyer (Host, confirmed entry point after relationship warm-up); Official guest intake form confirmed by both research passes · dave@biggerpockets.com (direct to host — do not use cold; warm with two genuine content engagements first); advertise@biggerpockets.com (media and partnerships); guest submission form at biggerpockets.com/guest (confirmed intake system, use within 72 hours as baseline submission)
social mediaErin Mathews (@erinhome) — Instagram and Potential Co-Authored Content
Dallas luxury realtor known as Dallas's Original Real Estate Influencer, with over two billion dollars in career sales. Content focuses on ultra-luxury listings, market authority, and design-forward real estate. Audience is composed of serious high-net-worth buyers and industry professionals — the highest-credibility peer group in Dallas real estate.
Angle: Joint content around ultra-luxury Dallas market trends — either a co-authored piece for a local publication such as D Magazine or CultureMap Dallas, or a collaborative Instagram series on what the top of the Dallas luxury market actually looks like in 2025. Arthur brings the global buyer perspective and off-market access; Erin brings the legacy credibility and institutional trust that only two billion dollars in sales can signal.
Why Arthur: First, Arthur's TV visibility on HGTV and Bravo and his WSJ and MSNBC press credits position him as the one peer collaborator who adds media credibility to Erin's already formidable market reputation — an association she cannot get from any other Dallas broker. Second, his international and celebrity client base introduces a buyer profile that is complementary, not competitive, to Erin's existing client base, making the collaboration low-risk and high-reward for her. Third, the co-authored editorial angle gives Erin a format she can control and approve before publication, which removes the spontaneity risk of live or unscripted content and makes a yes far easier for a broker of her standing.
Producer: Erin Mathews (Instagram DM only — no direct email identified) · Not available — Instagram DM is the sole identified entry point at this stage
social mediaBen Wegmann (@benwegmann) — Instagram Co-Branded Series
Dallas-based luxury realtor and influencer with 184K followers, over 300 million dollars in closed transactions, and a celebrity client roster. Content focuses on high-end listings, market expertise, and luxury lifestyle. Audience mirrors Arthur's target buyer profile closely.
Angle: Dallas Luxury Insider — a co-branded Instagram series in which two of Dallas's top luxury brokers pull back the curtain on off-market deal structures, celebrity client dynamics, and what the ultra-luxury segment actually looks like from the inside. Positioned as collaboration between non-competing brokers who together represent the complete picture of Dallas luxury real estate.
Why Arthur: First, Arthur's HGTV and Bravo credits combined with Ben's 300 million dollar production volume creates a combined credibility signal that neither broker has alone, making the series more attractive to both audiences than solo content. Second, the non-competing brokerage structure removes any conflict and makes the pitch straightforward to accept — there is no downside for Ben. Third, Arthur's international client network and off-market access adds a distinct dimension to Ben's existing content that expands Ben's audience rather than splitting it.
Producer: Ben Wegmann (direct — no intermediary identified) · Ben.Wegmann@Compass.com
social mediaLeston Eustache (@iamlestacks) — Instagram Live
Dallas-based realtor and influencer with 253K followers, recognized as the number one organic social media realtor in Dallas. Content focuses on real estate education, market insight, and agent development. Audience is highly targeted toward Dallas real estate buyers, sellers, and industry professionals.
Angle: Joint Instagram Live titled The Real Dallas Luxury Market — two brokers in an unfiltered, data-driven conversation about off-market deal flow, where the luxury segment is heading in 2025, and what high-net-worth clients are actually asking for right now. Arthur brings the celebrity client and ultra-luxury angle; Leston brings the organic reach and market educator credibility.
Why Arthur: First, Arthur's off-market deal expertise gives Leston's audience information they cannot get anywhere else, making the Live genuinely valuable rather than promotional. Second, Arthur's contrast with Leston — international background, UHNW clientele, TV visibility — creates natural on-camera tension and complementarity that drives watch time. Third, Leston actively teaches agents to leverage social media, which means he immediately understands the mutual benefit of this collaboration and is predisposed to say yes.
Producer: Leston Eustache (direct — no intermediary) · leseustache@gmail.com
social mediaDani Austin (@daniaustin) — Instagram / YouTube
Dallas-based lifestyle, family, and entrepreneurship creator with 2.3M followers. Content centers on faith, family, home, and aspirational living. Audience skews toward women who are homeowners or aspiring homeowners in the Dallas metro and similar markets.
Angle: Dallas Dream Home Reel series — Arthur guides Dani through off-market Highland Park family homes, framing each property as a milestone in her entrepreneurial journey. The series ties her 2025 BeautyMatter Entrepreneur of the Year moment to the next chapter of her personal story: the home that matches who she has become.
Why Arthur: First, Arthur's immigrant-builds-empire and devoted-single-father story maps directly onto Dani's faith-and-family audience values — her followers will see themselves in his journey. Second, his access to off-market luxury family inventory in Highland Park gives the series content no other realtor can replicate, making Arthur irreplaceable to the concept. Third, his existing TV credits on HGTV and Bravo signal to Dani's team that he is camera-ready and brand-safe — this is not a risk partnership, it is a credential upgrade for both parties.
Producer: Madeleine Worrall, Director, Paul Street (Dani Austin's brand partnership agency) · madeleine@paulstreet.co
pressNew York Times Real Estate — Debra Kamin
Award-winning investigative real estate reporter at the New York Times. Covers housing and the real estate industry. NYT Real Estate reaches a national audience with significant influence among policy, finance, and luxury real estate decision-makers. Contact details require a dedicated research pass before any outreach.
Angle: Arthur as a window into the structural shift in American luxury real estate — why the wealthiest buyers are choosing Dallas over Manhattan and Beverly Hills, told through the broker who has facilitated that migration firsthand. Kamin's investigative lens means the pitch must offer a systemic story, not a profile, with Arthur as the primary named source.
Why Arthur: 1. Arthur has direct transactional evidence of the coastal-to-DFW wealth migration, giving Kamin named-source access to a trend she can document with real deal data. 2. NYT investigative real estate stories need a credible insider who will go on record — Arthur's market position and willingness to be named makes him rare in a broker community that typically stays anonymous. 3. DFW's status as the number one real estate market to watch combined with Texas's record-breaking luxury sales volume gives Kamin the national significance her editors require to greenlight the story.
Producer: Debra Kamin · Not confirmed — dedicated research pass required before any outreach attempt
pressWSJ Mansion — Candace Taylor
Senior editor and reporter at WSJ Mansion. Covers residential real estate with a strong focus on character-driven luxury narratives and celebrity ownership stories. Editorial leadership role means she influences which profiles get greenlit. Active on Instagram posting homes she finds compelling.
Angle: Arthur as a character-driven luxury profile — not a market data story but a portrait of the man who has become the trusted broker for ultra-high-net-worth buyers relocating from coastal markets into Dallas. Frame it the way Taylor framed Jordan Schnitzer: one broker, eight relationships, a window into how the wealthy actually live and move.
Why Arthur: 1. Taylor's Schnitzer profile proves she writes the exact format Arthur needs — a multi-property, character-anchored feature that doubles as a lifestyle and business story. 2. Arthur's relocating-buyer clientele from New York and California gives Taylor a coastal-to-Sun-Belt narrative her audience is hungry to read. 3. Warm Instagram engagement is the correct entry point per PR protocol — Taylor posts homes she loves, and genuine specific comments on those properties builds the relationship before any pitch is made.
Producer: Candace Taylor · candace.taylor@wsj.com
pressWSJ Mansion — E.B. Solomont
Luxury real estate reporter at the Wall Street Journal's Mansion section. Specializes in off-market luxury transactions, wealth and property, and secret celebrity deals. Has broken stories on nine-figure off-market sales. Audience is WSJ's affluent readership with appetite for behind-the-curtain real estate intelligence.
Angle: Arthur as the architect of the off-market luxury ecosystem in Dallas — the broker who moves eight- and nine-figure properties without a single public listing. Lead with a specific transaction (pending her NDA clearance discussion) that illustrates how ultra-wealthy buyers and sellers bypass the open market entirely in DFW.
Why Arthur: 1. Off-market deal specialty is Arthur's single strongest differentiator and the precise lane Solomont owns at WSJ — this is the tightest journalist-to-source match on the entire contact list. 2. The Charleston $21M off-market story she broke shows she will travel outside major coastal markets for the right deal — DFW's $24.5 billion luxury record gives her national justification. 3. Arthur can provide deal anatomy — buyer profile, seller motivation, how the match was made — the kind of access Solomont needs to write the story only she can write.
Producer: E.B. Solomont · eb.solomont@wsj.com
pressWSJ Mansion — Katherine Clarke
Luxury real estate reporter at the Wall Street Journal's Mansion section. Covers celebrity homes, billionaire portfolios, luxury broker profiles, and off-market deals nationally. Author of Billionaires' Row. Audience is high-net-worth WSJ readership with direct interest in luxury real estate transactions.
Angle: Arthur as the broker quietly commanding the top tier of the DFW luxury market — the man behind off-market deals that never appear on Zillow. Tie to the macro hook: Texas broke its own record with $24.5 billion in million-dollar home sales from November 2024 to October 2025, with DFW accounting for 38% of all Texas luxury transactions.
Why Arthur: 1. Arthur's off-market deal flow gives Clarke fresh material she cannot get from public MLS data — exclusive access to transactions her readers have never seen. 2. The DFW luxury surge is a national story and Arthur is the named face of it, giving her a character to anchor the market trend. 3. Clarke has profiled Ken Griffin and Mark Zuckerberg — Arthur fits her pattern of profiling the power players behind major real estate moves, not just the properties themselves.
Business and real estate podcast and video show hosted by Grant Cardone, bestselling author and real estate investor known for large multifamily acquisitions and 10X brand positioning. High-energy format with strong entrepreneurial and sales audience. Identified as a Tier 1 target in the research brief. No specific producer, booker, or direct email was surfaced by either research pass — a dedicated research pass on Cardone Zone booking contacts is required before any outreach can begin.
Angle: A Dallas luxury broker closing $5M–$20M off-market deals at the level Grant Cardone talks about — and the real mechanics of how ultra-high-net-worth real estate transactions happen outside the public market.
Why Arthur: First, Arthur operates in the exact deal size and wealth tier that Cardone's audience aspires to reach, making him a credible, peer-level voice rather than a theoretical one — he is not talking about 10X in the abstract, he is closing at the level Cardone's audience is trying to get to. Second, Arthur's off-market sourcing methodology gives Cardone a concrete, teachable system to build a high-energy conversation around, which fits the instructional and motivational format Cardone favors. Third, Arthur's character as a single father building a luxury dealmaking practice carries the personal sacrifice and drive narrative that resonates deeply with the Cardone Zone audience's identity around hard work, discipline, and unconventional success.
Producer: No confirmed contact. Neither research pass returned a named producer or booker for Cardone Zone. Do not proceed with outreach until a dedicated research pass surfaces a verified booking contact. · No confirmed email. See producer contact note above.
podcastThe Joe Rogan Experience
The largest podcast in the world, hosted by Joe Rogan. Long-form conversational format averaging two to three hours. Guest selection is controlled personally by Joe Rogan. Audience spans sports, comedy, culture, business, and counterculture. No booking form exists. Entry is exclusively through warm referral from existing trusted guests or through an organic social and video footprint compelling enough for Rogan's team to pull a guest independently. Timeline to realistic consideration for Arthur is 12 or more months.
Angle: The Dallas broker who sells $20M homes off-market to celebrities, raises his kids alone, and thinks the luxury real estate game is broken.
Why Arthur: First, Arthur is a character, not just an expert — the combination of single father, celebrity deal-maker, and industry critic gives Rogan a three-dimensional person to have a long-form conversation with rather than a standard guest pitch, and Rogan's best episodes are built on exactly that tension between personal story and big-picture perspective. Second, the off-market luxury angle carries natural conflict and counterculture energy — Arthur can argue that the public real estate market as most people understand it is a fiction at the top tier, which is the kind of contrarian, system-questioning framing Rogan consistently gravitates toward. Third, the celebrity and ultra-high-net-worth clientele angle opens the conversation into wealth, power, access, and how elite transactions actually work, which crosses over from real estate into the broader culture, money, and society topics that drive Rogan's highest-performing episodes.
Producer: Jamie Vernon, known as Young Jamie — confirmed primary producer and gatekeeper by both research passes. Chandra Keyes (Rogan's manager), Stacy M. (booking agent), and Michael O. (publicist) were surfaced by Pass 2 via BookingAgentInfo.com but are unverified third-party aggregator data — do not use until independently confirmed. · No direct email confirmed. Jamie Vernon is reachable at @YoungJamie on X and Instagram and via youngjamie.com and LinkedIn at jamie-vernon-215a5754. Contact only after Arthur has performing video content — not before.
podcastBiggerPockets Podcast
Real estate investing podcast hosted by Dave Meyer, Head of Real Estate at BiggerPockets. One of the largest real estate podcasts in the world, with an audience of everyday investors focused on value-add, BRRRR, and mid-market strategies. Guest-driven interview format with strong educational bent.
Angle: How Dallas luxury broker Arthur Greenstein sources off-market $5M–$20M deals that never hit the MLS — and what the ultra-wealthy's playbook reveals for serious investors at every level.
Why Arthur: First, Arthur represents a segment of the market — off-market luxury dealmaking — that is genuinely underrepresented in the BiggerPockets guest roster, which skews heavily toward mid-market value-add and BRRRR investors, giving Dave Meyer's audience a rare behind-the-curtain look they cannot get elsewhere. Second, Arthur's story is aspirational but actionable — he can translate elite deal mechanics into lessons that resonate with an everyday investor audience, which is exactly the format Meyer's show is built around. Third, Arthur's single father narrative and anti-establishment view of how the luxury real estate industry operates gives the episode a human, character-driven story arc that elevates it beyond a standard market analysis conversation and makes it shareable.
Producer: Ian Kay (Producer — guest booking, Pass 1 only, needs independent verification); Dave Meyer (Host, confirmed by both passes) · dave@biggerpockets.com (confirmed by both passes — warm relationship required before direct use); advertise@biggerpockets.com (partnerships); official guest form at biggerpockets.com/guest (confirmed by both passes)
social mediaErin Mathews (@erinhome) — Instagram / Co-Authored Content
Dallas luxury real estate influencer known as Dallas' Original Real Estate Influencer. Over 2 billion dollars in career sales. Content focuses on ultra-luxury properties, Dallas market authority, and aspirational real estate lifestyle. No follower count specified in research. Audience is ultra-high-net-worth buyers, luxury real estate professionals, and aspirational followers.
Angle: Joint content or co-authored piece for a local Dallas publication covering ultra-luxury market trends — positioned as two of Dallas' most credentialed luxury voices offering a definitive read on where the market is heading. Alternatively, a shared Instagram post or Reel anchored around a specific market data point or landmark listing.
Why Arthur: First, Erin is the credibility anchor in the Dallas luxury influencer space — an association with her functions as a market validation signal that no press placement can replicate, positioning Arthur at the top tier of the Dallas luxury agent ecosystem. Second, Arthur's television and national media profile gives Erin's audience a new lens on the Dallas market, making the collaboration editorially interesting rather than redundant. Third, Arthur's off-market specialization complements rather than duplicates Erin's positioning, giving both audiences something the other does not already deliver.

social mediaBen Wegmann (@benwegmann) — Instagram / Co-Branded Series
Dallas luxury realtor and influencer with 184K followers. Compass broker with over 300 million dollars in closed volume and a celebrity client roster. Content focuses on luxury listings, market commentary, and lifestyle. Audience skews affluent buyers, real estate professionals, and aspirational followers in Dallas and nationally.
Angle: Dallas Luxury Insider co-branded series — two non-competing luxury brokers pull back the curtain on off-market deal flow, celebrity client dynamics, and the real forces driving the Dallas luxury market. Positioned as a collaboration between the city's two most visible luxury agents, each bringing a different client base and brokerage perspective.
Why Arthur: First, Arthur and Ben occupy adjacent but non-overlapping positions in the Dallas luxury market — different brokerages, different client rosters — which means both audiences expand without cannibalization, making the mutual benefit case easy to make. Second, Arthur's television credits on HGTV and Bravo and his national press in WSJ and MSNBC give Ben's audience a credibility signal that elevates Ben by association. Third, Arthur's off-market inventory and immigrant entrepreneur narrative give the series a distinct character arc that differentiates it from standard luxury real estate content.

social mediaLeston Eustache (@iamlestacks) — Instagram Live / Collab Content
Dallas realtor and influencer with 253K followers. Ranked the number one organic social media realtor in Dallas. Content focuses on real estate education, market insight, and agent coaching. Format: Instagram Lives, Reels, educational carousel posts. Audience is Dallas real estate buyers, sellers, and agents.
Angle: Joint Instagram Live titled The Real Dallas Luxury Market — two brokers, unfiltered, covering off-market deal flow, where the Dallas luxury market is heading, and what high-net-worth clients are actually asking for right now. Positioned as peer-to-peer conversation, not a promotional appearance.
Why Arthur: First, Arthur brings the ultra-luxury and celebrity client angle that Leston's audience is curious about but Leston does not personally occupy — making Arthur additive, not competitive. Second, Arthur's HGTV and national media credentials give Leston's audience a reason to tune in beyond a standard agent collab, elevating both brands. Third, Leston actively teaches agents to use social media strategically, meaning he already understands and values the mutual amplification play — making him the easiest yes in the entire target list.
Producer: Leston Eustache — direct contact, no intermediary · leseustache@gmail.com
social mediaDani Austin (@daniaustin) — Instagram / YouTube
Dallas-based lifestyle, family, and entrepreneurship creator with 2.3M followers. Content centers on aspirational family life, faith, business building, and home. Audience skews women, 25–44, affluent, Dallas and Sun Belt markets. Format: Reels, Stories, YouTube vlogs.
Angle: Dallas Dream Home Reel series — Arthur takes Dani through off-market Highland Park family homes, narrating the lifestyle behind each property. The series bridges her entrepreneurship-and-family content world with Arthur's off-market access and luxury expertise. Timed to her 2025 BeautyMatter Entrepreneur of the Year momentum.
Why Arthur: First, Arthur's immigrant-builds-empire origin story mirrors Dani's own faith-and-hustle brand values, making him a natural character in her world rather than a sponsor insert. Second, his off-market access gives her audience something genuinely exclusive — content her followers cannot get anywhere else, which drives saves and shares. Third, his HGTV and Bravo credits signal that he is camera-ready and TV-proven, reducing production risk for her team.

pressNew York Times Real Estate
NYT's real estate vertical combining investigative depth with broad national digital reach. Debra Kamin covers housing industry with award-winning investigative framing — stories that reveal how the industry actually works behind closed doors.
Angle: Inside the Shadow Market: The Dallas broker who never lists a home publicly — and still outsells everyone. Arthur's off-market network as a lens into how ultra-luxury real estate actually transacts in America's fastest-growing wealth market.
Why Arthur: 1. Kamin's investigative framing rewards stories that reveal systemic industry dynamics — Arthur's off-market model exposes how the top tier of luxury real estate operates entirely outside public-facing marketplaces, a story her readers have not seen told from inside Dallas. 2. DFW's #1 ranking as real estate market to watch combined with record-breaking transaction volume gives Kamin a data-driven news hook that justifies the assignment to her editors. 3. Arthur represents a character who operates in deliberate obscurity — that tension between massive market influence and intentional invisibility is exactly the kind of narrative contradiction that drives NYT investigative real estate features.

Wall Street Journal's dedicated luxury real estate vertical. Print and digital. Reaches affluent national readership with appetite for billionaire portfolios, broker profiles, and off-market deal narratives.
Angle: The Off-Market Whisperer: How one Dallas broker quietly moved $24.5 billion worth of Texas luxury real estate — most of it before it ever hit a listing. Arthur Greenstein as the invisible hand behind DFW's record-breaking luxury surge.
Why Arthur: 1. E.B. Solomont's entire beat is off-market transactions — Arthur's defining differentiator maps directly to her most recent high-profile work, including the $21M Charleston off-market estate. 2. Katherine Clarke has profiled broker characters at the billionaire level including Ken Griffin and Mark Zuckerberg deals — Arthur's portfolio and market share position him at that tier. 3. The macro hook is irresistible right now: Texas hit $24.5 billion in million-dollar home sales from November 2024 to October 2025, DFW represents 38% of that total, and Arthur sits at the center of it — editors have a built-in news peg to justify the feature.
Business and real estate podcast hosted by Grant Cardone, author of The 10X Rule and founder of Cardone Capital. Audience skews toward aggressive wealth-builders, entrepreneurs, and real estate investors drawn to high-conviction, high-volume deal philosophy. Format is energetic and confrontational, with a strong emphasis on scale, mindset, and deal size. Cardone Zone is identified as a Tier 1 target for Arthur.
Angle: A Dallas luxury broker closing $5M–$20M off-market deals that Grant Cardone's own investor audience will never see on the MLS — and why the ultra-wealthy refuse to list publicly.
Why Arthur: First, Arthur's deal size and clientele speak the language Cardone's audience aspires to — there is no mismatch between Arthur's world and the show's positioning around scale and elite real estate. Second, the off-market angle creates natural tension with Cardone's volume-and-visibility philosophy, which sets up a compelling on-air debate rather than a simple endorsement conversation. Third, Arthur's real-world access to celebrity and ultra-high-net-worth buyers gives Cardone material he cannot get from his typical guests, making Arthur a differentiated booking rather than a repeat of the show's existing guest profile.
Producer: No named producer, booker, or casting contact was surfaced by either research pass. A dedicated research pass specifically on Cardone Zone booking infrastructure is required before any outreach can begin. · No confirmed email. This is an identified gap in the current research. Do not attempt outreach until a producer or booker name is confirmed.
podcastThe Joe Rogan Experience
Long-form conversation podcast hosted by Joe Rogan. The largest podcast in the world by audience, with tens of millions of listeners per episode. Format is unscripted, wide-ranging conversation often running two to three hours. Guest selection is controlled personally by Joe Rogan. No booking form exists. The show responds to compelling characters with a strong digital footprint and referrals from within Rogan's existing guest network.
Angle: The Dallas broker who sells $20M homes off-market to celebrities, raises his kids alone, and thinks the luxury real estate game is broken.
Why Arthur: First, Arthur has the character arc Rogan's format demands — single father, self-made deal-maker, anti-establishment view of a broken industry — this is a life story with conflict, not a credential list. Second, the celebrity and ultra-high-net-worth client world Arthur operates in gives Rogan a genuine peek inside a closed ecosystem that his audience has never heard discussed openly, which is exactly the kind of access Rogan gravitates toward. Third, the off-market deal structure Arthur uses is inherently conspiratorial in the best sense — it suggests the public real estate market is a performance and the real transactions happen somewhere else entirely, which is a thesis Rogan would probe for two hours without losing his audience.

podcastBiggerPockets Podcast
Real estate investing podcast hosted by Dave Meyer, Head of Real Estate at BiggerPockets. One of the largest real estate podcast platforms in the world, with an audience of everyday investors focused on building wealth through property. Format is long-form interview with educational takeaways. Guest roster skews toward mid-market value-add investors and BRRRR strategies.
Angle: How Dallas luxury broker Arthur Greenstein sources off-market $5M–$20M deals that never hit the MLS — and what the ultra-wealthy's playbook reveals for serious investors at every level.
Why Arthur: First, Arthur's off-market luxury angle is genuinely underrepresented in the BiggerPockets guest roster, giving their everyday investor audience a behind-the-curtain look they cannot get anywhere else on the platform. Second, the aspirational-yet-educational framing maps perfectly to Dave Meyer's format — Arthur is not just inspiring, he is instructional, with a repeatable methodology their audience can learn from. Third, Arthur's $5M–$20M deal range creates natural contrast against the show's typical mid-market guests, which makes for a more compelling episode and a stronger promotional hook for BiggerPockets to market to their audience.

social mediaErin Mathews Instagram (@erinhome)
Dallas luxury real estate influencer with over two billion dollars in career sales, widely recognized as Dallas' original real estate influencer. Functions as the credibility anchor of the Dallas luxury real estate influencer ecosystem. No direct email found — Instagram DM is the only confirmed entry point.
Angle: Joint content around ultra-luxury Dallas market trends, or a co-authored piece for a local Dallas publication that bridges both audiences. Being publicly associated with Erin sends an immediate market-positioning signal that Arthur operates at the top tier of Dallas luxury. Long-form written collaboration is the lowest-friction first ask given the absence of a direct contact.
Why Arthur: First, Arthur's HGTV and Bravo credits give Erin's audience a connection to the national media world of luxury real estate that local-only influencer peers cannot offer. Second, Arthur's immigrant-entrepreneur-single-father story adds a human narrative dimension that contrasts with and complements Erin's market authority, making joint content richer than either could produce alone. Third, a co-authored market piece requires minimal production lift from Erin while placing both names in front of two distinct high-net-worth Dallas audiences simultaneously.

social mediaBen Wegmann Instagram co-branded series (@benwegmann)
Dallas-based luxury realtor and influencer with 184,000 followers and over 300 million dollars in closed transactions, including celebrity clients. Content centers on high-end listings, market commentary, and aspirational Dallas real estate. Closest competitive mirror to Arthur in the Dallas market.
Angle: Co-branded Instagram series titled Dallas Luxury Insider — two non-competing luxury brokers, different brokerages, sharing the real story behind off-market deals, celebrity client demand, and where Dallas luxury is heading. Framed as a collaboration that gives both audiences access to a combined view of the market neither broker could provide alone.
Why Arthur: First, Arthur and Ben are the only two Dallas luxury brokers at this follower scale with verifiable celebrity client rosters, which makes the pairing feel earned rather than manufactured. Second, different brokerages means zero conflict of interest, allowing both brokers to speak candidly in a way a same-brokerage collab never could. Third, Arthur's national media credits on Bravo and HGTV bring a TV-personality dimension that Ben's content currently lacks, creating a clear value exchange rather than a one-sided ask.
Producer: Ben Wegmann (direct) · Ben.Wegmann@Compass.com
social mediaLeston Eustache Instagram Live (@iamlestacks)
Dallas-based realtor and influencer with 253,000 followers, recognized as the number-one organic social media realtor in Dallas. Content focuses on real estate education, market transparency, and agent development. Format is conversational and unfiltered, with a highly engaged local real estate audience.
Angle: Joint Instagram Live titled The Real Dallas Luxury Market — two brokers, unfiltered, covering off-market deal flow, where Dallas luxury is heading, and what high-net-worth clients are actually asking for right now. Arthur brings the celebrity-client and off-market angle; Leston brings the organic reach and education-first credibility. Together they cover the full picture of Dallas luxury real estate in a single broadcast.
Why Arthur: First, Arthur's off-market access and celebrity client roster gives Leston's audience information they cannot get from any other Dallas broker on social media, making Arthur an additive guest rather than a competitor. Second, Arthur's HGTV and Bravo visibility signals mainstream media legitimacy, which elevates Leston's platform by association. Third, this is the most immediately actionable move in the entire strategy — direct contact is confirmed, Leston actively values social collaboration, and no intermediary or warm-up agency is required.
Dallas-based lifestyle, family, and entrepreneurship creator with 2.3 million followers. Content centers on aspirational living, faith, family, and business building. Audience skews toward affluent women in the home-buying demographic who respond to emotional, story-driven content.
Angle: Dallas Dream Home Reel series — Arthur guides Dani through off-market family homes in Highland Park, blending aspirational real estate with her faith-and-family brand identity. The immigrant-builds-empire plus devoted-single-father story mirrors Dani's own entrepreneurial arc and resonates deeply with her community. Pitch window is open now: she was just named BeautyMatter's 2025 Entrepreneur of the Year and is in an active growth moment.
Why Arthur: First, Arthur's personal story — immigrant background, single father, self-made luxury broker — maps directly onto Dani's audience values of faith, family, and perseverance. Second, Arthur holds verified TV credits on HGTV, Bravo, WSJ, and MSNBC, which elevates the content beyond a standard realtor collab and gives the series instant credibility. Third, Arthur's access to off-market Highland Park inventory creates genuine exclusivity that Dani's audience cannot get anywhere else, making this a content moment, not just a sponsored post.

podcastThe Joe Rogan Experience
The most downloaded podcast in the world, hosted by Joe Rogan. Long-form conversation format, typically two to four hours, with guests spanning comedy, MMA, science, politics, business, and culture. Audience is predominantly male, 18–45, highly engaged and loyal. Rogan controls guest selection personally. No booking form exists. The show does not accept cold pitches under any circumstances.
Angle: The Dallas broker who sells $20M homes off-market to celebrities, raises his kids alone, and thinks the luxury real estate game is broken.
Why Arthur: First, Arthur is a character, not just an expert — the combination of single father, celebrity whisperer, and industry iconoclast gives Rogan a three-dimensional conversation partner with genuine conflict and a clear worldview to push against, which is exactly the guest profile Rogan gravitates toward. Second, the subject matter crosses over into wealth, power, fame, and the hidden mechanics of how the ultra-wealthy actually move money and property, all of which sit squarely in Rogan's wheelhouse of taboo or underexplored systems that his audience finds compelling. Third, the visual and lifestyle element is camera-ready — the world of $20M off-market deals, celebrity clients, and Dallas luxury real estate is a world Rogan's audience has curiosity about but no access to, making Arthur a natural window into something genuinely foreign to most listeners.
Producer: Jamie Vernon, known as Young Jamie, is the primary producer and confirmed gatekeeper — the only contact confirmed independently by both research passes. Chandra Keyes (manager), Stacy M. (booking agent), and Michael O. (publicist) were surfaced by Pass 2 via BookingAgentInfo.com only and require independent verification before any use. · No direct email confirmed. podcastBiggerPockets Podcast
Real estate investing podcast hosted by Dave Meyer, Head of Real Estate at BiggerPockets. One of the largest real estate podcasts in the US, with millions of downloads and a core audience of serious individual investors ranging from first-time buyers to experienced operators. Format is long-form interview, education-forward, with guests who bring a differentiated investing angle.
Angle: How Dallas luxury broker Arthur Greenstein sources off-market $5M–$20M deals that never hit the MLS — and what the ultra-wealthy's playbook reveals for serious investors at every level.
Why Arthur: First, Arthur represents a market segment almost entirely absent from BiggerPockets' guest roster, which skews heavily toward mid-market value-add and BRRRR strategies — his off-market luxury angle is genuinely novel for their audience and gives everyday investors a look behind a curtain they never normally access. Second, the educational bridge is built in: Arthur's story is aspirational but actionable, meaning listeners at any level walk away with transferable insight on relationship-driven deal sourcing, not just luxury real estate tourism. Third, Arthur carries a compelling personal character — single father, celebrity deal-maker, insider who believes the luxury game is broken — which gives Dave Meyer's interview format a human narrative thread beyond pure tactics, the kind of episode that gets shared.
Producer: Ian Kay (Pass 1 only — verify before outreach); Dave Meyer is confirmed host and direct contact · dave@biggerpockets.com (confirmed by both research passes — warm before using); guest submissions via biggerpockets.com/guest (confirmed by both passes); advertise@biggerpockets.com for media and partnership inquiries
social mediaErin Mathews (@erinhome) Instagram and Local Publication Co-Content
Widely recognized as Dallas's original real estate influencer with over two billion dollars in career sales. Represents the top tier of credibility in the Dallas luxury real estate influencer space. No direct contact found — entry point is Instagram after authentic post engagement.
Angle: Joint content around ultra-luxury Dallas market trends or a co-authored piece for a local Dallas publication — D Magazine, PaperCity, or CultureMap — that bridges both audiences and positions Arthur and Erin as the two definitive voices on where the top of the Dallas luxury market is moving. The credibility association with Erin signals to the broader market that Arthur belongs at that level.
Why Arthur: First, Arthur's national TV platform (HGTV, Bravo) and press record (WSJ, MSNBC) offers Erin a co-branded visibility play that reaches beyond Dallas and elevates both brands to a national audience she may not have penetrated. Second, Arthur's off-market specialization complements rather than duplicates Erin's positioning, making the collaboration feel additive rather than competitive to both of their existing audiences. Third, the immigrant-builds-empire and single-father narrative gives any co-authored editorial piece a human hook that pure market data content rarely achieves, increasing pickup potential for local editors.

social mediaBen Wegmann (@benwegmann) Instagram Co-Branded Series
Dallas luxury realtor and influencer with 184K followers, over 300 million dollars in closed transactions, and a celebrity client roster. Content focuses on high-end listings, market insight, and luxury lifestyle. Audience mirrors Arthur's target client demographic almost exactly.
Angle: Dallas Luxury Insider co-branded series — two non-competing luxury brokers pull back the curtain on off-market deals, celebrity client transactions, and the real story behind how Dallas's most exclusive homes are bought and sold. Frame it as two brokers, one city, the full picture of Dallas luxury.
Why Arthur: First, Arthur's immigrant-to-luxury-broker character arc adds a human narrative dimension that Ben's polished listing content currently lacks, giving the series emotional range and shareability beyond pure real estate content. Second, Arthur's national media credits (HGTV, Bravo, Wall Street Journal, MSNBC) bring press legitimacy that benefits both brands and makes the series pitchable to outlets beyond Instagram. Third, the non-competing brokerage structure means both audiences expand without either broker sacrificing market position — a rare clean win that makes the yes easy.

Angle: Joint Instagram Live titled The Real Dallas Luxury Market — two brokers in an unfiltered conversation about off-market deals, where the Dallas luxury market is heading, and what high-net-worth clients are actually asking for right now. Position Arthur as the luxury off-market specialist who complements Leston's broad organic reach and social-first brand.
Why Arthur: First, Arthur brings TV-validated credibility (HGTV, Bravo, WSJ, MSNBC) that instantly elevates the Live beyond a standard peer conversation and signals legitimacy to Leston's audience. Second, Arthur's off-market deal expertise fills a content gap Leston's followers actively want — access to the deals they never see publicly. Third, the two brokers occupy complementary lanes with no brokerage conflict, making this a clean mutual-amplification play that Leston — who already values social collaboration — will immediately recognize as high-value.

The immigrant-builds-empire narrative and devoted-single-father arc map directly onto her community's values. Ride the timing window of her 2025 BeautyMatter Entrepreneur of the Year recognition — she is in a visible growth moment and receptive to brand elevation plays.
Why Arthur: First, Arthur's audience is her audience — luxury Dallas homebuyers, aspirational families, and entrepreneurs who want to see how the other half lives before they get there. Second, his character arc (immigrant, single father, self-made luxury broker) carries emotional weight that converts passive viewers into engaged followers and eventually clients. news tvWFAA ABC Channel 8 — General News Coverage via Kevin Reece
WFAA senior reporter covering general assignment beats for Dallas ABC affiliate. Publicly confirmed email address makes him the lowest-friction direct contact at the station. Functions as a warm entry point to the broader WFAA relationship, not a primary booking target.
Angle: A story tip — not a pitch — that gives Reece a genuine news lead on an off-market ultra-luxury transaction trend or a data point about Dallas luxury real estate that his viewers have not heard. The goal is coverage that creates a warm, credible relationship at WFAA before Arthur approaches Jason Wheeler directly.
Why Arthur: First, Reece's publicly confirmed email removes the friction barrier that blocks outreach to other WFAA contacts — this is the path of least resistance into the station. Second, a story tip rather than a self-promotional pitch positions Arthur as a source and resource, which is how journalists come to trust and return to experts over time. Third, any coverage Reece produces becomes a credibility asset Arthur can reference when he later approaches Wheeler, demonstrating that WFAA's own newsroom has already validated him as a legitimate source.

news tvDaybreak Morning Show — WFAA ABC Channel 8
Early morning news program airing 5–7AM on Dallas ABC affiliate, co-anchored by Dia Wall and Matt Howerton, both North Texas natives who started in their current roles on February 23, 2025. Community-focused format suited to recurring local expert segments.
Angle: Quarterly state-of-DFW-luxury-real-estate check-in with Arthur as a recurring local expert. Each appearance gives morning viewers a grounded, specific read on where the Dallas luxury market stands — what is selling, what is sitting, and what it means for North Texas homeowners at every price point.
Why Arthur: First, both anchors are new to their roles and community-focused, meaning they are actively building their own recurring guest bench — Arthur can become their go-to real estate voice before anyone else claims that seat. Second, the recurring quarterly format serves Arthur's long-term brand-building goal far better than a one-time booking, turning a single appearance into an ongoing local media presence. Third, Arthur's combination of hard transaction data and on-camera story-telling ability gives a morning show exactly what it needs — credibility that informs viewers and personality that keeps them watching.

news tvTexas Today — NBC5 KXAS
Lifestyle-focused midday show airing 11:30AM to 12PM on Dallas NBC affiliate. Co-hosted by Cleo Greene, who joined in March 2025. New co-host actively building her guest roster in her first six months — a window that closes by late 2025. Format favors character-driven human interest segments over hard news or data.
Angle: Arthur's personal story — single father raising children while building a Dallas ultra-luxury real estate empire with celebrity clients. This is not a market data pitch. It is a character segment about the life behind the deals, the discipline required, and what it looks like to operate at the highest level of Dallas real estate while showing up as a present parent.
Why Arthur: First, Greene is brand new and her guest Rolodex has gaps right now that it will not have in six months — Arthur is an ideal early booking that establishes a recurring relationship before her roster solidifies. Second, the single father narrative combined with celebrity client access is a made-for-lifestyle-TV story with built-in emotional stakes and aspirational appeal that fits Texas Today's format precisely. Third, Arthur's visual world — luxury properties, private showings, high-profile clientele — gives the segment strong production value that makes Greene look good to her new producers and audience.

news tvRight on the Money — WFAA ABC Channel 8
Annual housing market special produced by Jason Wheeler, a licensed Texas real estate holder who actively seeks credible broker sources with real data. Confirmed 2023 and 2024 editions; 2025 edition highly likely. Dallas local ABC affiliate, broad North Texas viewership.
Angle: The deals that never hit Zillow — how Dallas's ultra-luxury market actually works. Arthur reveals how the top-tier market operates entirely outside MLS, bypasses interest rate pressure through all-cash transactions, and moves through a network of private relationships. Wheeler has covered DFW housing from consumer and data angles but has not told this story.
Why Arthur: First, Arthur is an active luxury broker with verifiable off-market transaction data — Wheeler holds a Texas real estate license and will not accept a generic expert, he needs a practitioner with receipts. Second, the off-market cash transaction angle is visually distinct from any segment Wheeler has done — cameras can show the properties, the private showings, the world that never appears online. Third, Arthur's client roster and deal volume give the segment hard numbers that elevate it from opinion to journalism, which protects Wheeler's credibility and increases ratings potential.
Producer: Jason Wheeler — Anchor and Creator · jwheeler@wfaa.com
pressThe New York Times — Real Estate
NYT's real estate coverage reaching tens of millions of readers globally, with investigative and feature-length profiles of industry figures reshaping housing markets.
Angle: How one broker is quietly rewriting the rules of luxury real estate in the fastest-growing high-end market in America — Dallas-Fort Worth, where $24.5 billion in million-dollar home sales just broke the state's own record and 38% of Texas luxury transactions now run through one metropolitan corridor.
Why Arthur: 1. Debra Kamin covers the real estate industry at an investigative level — Arthur's off-market methodology and market dominance in a statistically record-breaking region gives her a data-backed story that is not a puff piece. 2. The Texas luxury surge is a national story disguised as a regional one, which is precisely the framing NYT real estate editors greenlight for front-of-section placement. 3. Arthur provides the human character at the center of a verifiable market phenomenon — giving Kamin both the narrative and the numbers she needs to build a fully sourced feature.

Wall Street Journal's luxury real estate vertical covering billionaire portfolios, celebrity homes, off-market deals, and emerging luxury markets nationally. Print and digital audience of millions of high-net-worth readers.
Angle: The broker behind Dallas luxury's off-market boom — Arthur Greenstein closes deals no one sees coming, in a market that just shattered its own record with $24.5 billion in million-dollar home sales between November 2024 and October 2025, 38% of which ran through Dallas-Fort Worth.
Why Arthur: 1. Off-market deal mastery is E.B. Solomont's signature beat — Arthur's ability to move transactions before they ever list is the single strongest editorial match on this entire contact list. 2. The DFW market data is a built-in news hook that editors can justify to their own leadership — PwC named DFW the number one real estate market to watch, giving the story institutional credibility beyond a single broker profile. 3. Katherine Clarke has profiled Ken Griffin and Mark Zuckerberg's real estate moves — Arthur represents the regional power broker who operates in that same rarified tier but in an underreported market, giving WSJ readers a new geography to care about.
Producer: E.B. Solomont (primary target), Katherine Clarke (secondary target), Candace Taylor (editor-level, warm first) · eb.solomont@wsj.com (primary); katherine.clarke@wsj.com (secondary); candace.taylor@wsj.com (editor, do not cold pitch)
podcastThe Joe Rogan Experience
The most-listened-to podcast in the world, hosted by Joe Rogan. Long-form conversational format, typically two to three hours. Audience spans tens of millions across demographics, with strong representation among entrepreneurial, independently minded, skeptical-of-institutions listeners. Joe Rogan selects guests personally. There is no booking form and cold pitches are not accepted. The path in is warm referral from trusted existing guests or an independently compelling digital and video presence that causes Rogan's team to pull a guest proactively.
Angle: The Dallas broker who sells $20M homes off-market to celebrities, raises his kids alone, and thinks the luxury real estate game is broken.
Why Arthur: First, Arthur is a character, not just an expert — the combination of celebrity deal-making, single fatherhood, and a genuine anti-establishment critique of the luxury real estate industry gives Rogan a three-hour conversation with real emotional range, not a one-dimensional industry interview. Second, the conflict built into Arthur's worldview is exactly what Rogan's format rewards — Arthur does not just describe how the game works, he argues the game is broken, which creates the kind of push-and-pull dynamic that produces memorable episodes and clip-worthy moments. Third, Arthur's access to the ultra-wealthy and off-market world is the kind of behind-closed-doors intelligence that Rogan's audience — entrepreneurial, wealth-curious, skeptical of surface-level narratives — finds genuinely compelling rather than aspirational noise. Note: this is a 12-plus month long game. Arthur must build a performing video presence and stack credible media appearances on BiggerPockets and similar shows before any approach to Jamie Vernon or Rogan's network is made.

podcastBiggerPockets Podcast
Real estate investing podcast hosted by Dave Meyer, Head of Real Estate at BiggerPockets. One of the largest real estate podcasts in the world, with an audience of everyday investors ranging from beginners to experienced operators. Format is long-form interview, educational in tone, with a strong emphasis on actionable strategy and behind-the-curtain access to how deals actually get done.
Angle: How Dallas luxury broker Arthur Greenstein sources off-market $5M–$20M deals that never hit the MLS — and what the ultra-wealthy's playbook reveals for serious investors at every level.
Why Arthur: First, Arthur's off-market luxury angle is genuinely underrepresented in BiggerPockets' guest roster, which skews heavily toward mid-market value-add and BRRRR investors — he fills a real content gap rather than duplicating existing episodes. Second, the aspirational-but-educational format maps perfectly to what Dave Meyer's show delivers: Arthur gives everyday investors a look behind a curtain they would never normally access, making the episode feel like exclusive intelligence rather than a standard interview. Third, Arthur's single father backstory and anti-establishment view of how the luxury industry operates gives the conversation a human dimension that elevates it beyond a tactical real estate discussion — BiggerPockets audiences respond to guests who are both credible operators and compelling people.
Producer: Ian Kay (unverified — Pass 1 only, needs independent confirmation before outreach); Dave Meyer confirmed as host and direct contact · dave@biggerpockets.com (confirmed by both research passes — do not cold email, warm first with two genuine content engagements); advertise@biggerpockets.com (partnerships); official intake form at biggerpockets.com/guest
social mediaErin Mathews (@erinhome) — Instagram and potential co-authored editorial
Known as Dallas' Original Real Estate Influencer with over two billion dollars in career sales. Functions as the credibility anchor in the Dallas luxury real estate influencer space. Association with Erin signals top-tier market positioning to peers, clients, and media alike.
Angle: Joint content around ultra-luxury Dallas market trends or a co-authored piece for a local Dallas publication — D Magazine, CultureMap Dallas, or PaperCity — that bridges both audiences and establishes Arthur alongside Erin as the two defining voices on Dallas luxury real estate in 2025.
Why Arthur: First, Arthur's national television credits give Erin's editorial collaboration a media hook that purely local brokers cannot offer — it elevates any joint content from local interest to nationally relevant story. Second, Arthur's off-market access and celebrity client roster complement rather than duplicate Erin's two-billion-dollar career sales story, making the pairing additive for both brands. Third, the co-authored editorial angle is a low-stakes first ask that does not require Erin to put her Instagram brand on the line before trust is established.
Producer: Erin Mathews (Instagram DM only — no direct email found) · Not available — Instagram DM is the entry point after three substantive post engagements
social mediaBen Wegmann (@benwegmann) — Instagram co-branded series
Luxury Dallas realtor and influencer with 184K followers, over 300 million dollars in closed deals, and a verified celebrity client roster. Closest competitive mirror to Arthur in the Dallas market in terms of profile, audience, and clientele.
Angle: Dallas Luxury Insider co-branded Instagram series — two brokers, one city, the real story behind off-market luxury deals. Framed explicitly as collaboration between two non-competing brokerages who together represent the full picture of Dallas luxury. Each episode surfaces insider market intelligence neither could credibly deliver alone.
Why Arthur: First, Arthur's verified national media credits — HGTV, Bravo, WSJ, MSNBC — bring external press legitimacy to Ben's audience that pure follower count cannot manufacture. Second, Arthur's immigrant narrative and single-father arc create a distinct character identity that differentiates the series from standard luxury real estate content, giving both men a story worth watching. Third, the non-competing brokerage structure removes every obstacle to a yes, making this the cleanest mutual-amplification play in Arthur's peer tier.
Producer: Ben Wegmann (direct — no gatekeeper identified) · Ben.Wegmann@Compass.com
social mediaLeston Eustache (@iamlestacks) — Instagram Live
Dallas realtor and influencer with 253K followers and the highest organic social media reach among Dallas real estate professionals. Actively teaches agents to leverage social, meaning he understands and values collaborative reach plays.
Angle: Joint Instagram Live titled The Real Dallas Luxury Market — two brokers, unfiltered, covering off-market deals, where the Dallas market is actually heading, and what high-net-worth clients are really asking for. Positioned as peer-to-peer credibility, not a promotional segment.
Why Arthur: First, Arthur brings celebrity client credibility and HGTV and Bravo visibility that Leston's audience has not seen paired with a Dallas luxury broker before — it raises the perceived status of the conversation. Second, Arthur's off-market deal access is a genuine content hook that gives Leston's audience insider information they cannot get elsewhere. Third, the collaboration is zero-conflict — different brokerages, complementary positioning — making the yes easy for Leston.
Producer: Leston Eustache (direct — no gatekeeper) · leseustache@gmail.com
social mediaDani Austin (@daniaustin) — Instagram / YouTube
Dallas-based lifestyle, family, and entrepreneurship creator with 2.3M followers. Content centers on faith, family, home, and building a brand. Audience skews aspirational women and mothers in the Dallas market and nationally.
Angle: Dallas Dream Home Reel series — Arthur tours Dani through off-market family homes in Highland Park, framed as the next chapter of her entrepreneurial and family story. The immigrant-builds-empire narrative paired with devoted-single-father positioning lands directly in her faith-and-family community. Timed to her 2025 BeautyMatter Entrepreneur of the Year momentum.
Why Arthur: First, Arthur's backstory — immigrant who built a luxury real estate empire from nothing — mirrors the aspirational entrepreneurship narrative Dani's audience already buys into. Second, the single father angle adds emotional texture that resonates specifically with her faith-and-family demographic. Third, Arthur's HGTV and Bravo credits give the content series legitimacy beyond a standard broker collab, elevating it to a branded production Dani can stand behind.

Claudia Mercer Needs Your Input
Claudia Mercer
In the last 12 months, what's the single biggest off-market deal you've closed that had deal complexity, negotiation drama, or a unique market insight that a camera could actually capture or visualize?
Why this matters: Media needs narrative conflict and visual moments. A $20M deal by itself isn't a story. But a $20M off-market close that required you to solve a problem no other broker could solve—or that revealed something about the luxury Dallas market—that's a TV segment. I need to know what your most defensible, visually interesting deal story is so I can pitch it before competitors do.
Claudia Mercer
Of your current client roster, which 3-5 represent the highest-profile athletes or celebrities, and what's the story behind how you landed them that your competitors don't have access to?
Why this matters: TV producers and journalists don't care about real estate credentials—they care about access to famous people. Your client list IS your currency. Knowing which names carry ratings weight and the authentic relationship story (not just transactional) lets me pitch you as a character with real Hollywood/sports world credibility, not another broker.
Claudia Mercer
When a celebrity or athlete client chooses Arthur over a competing broker or in-house team, what's the specific problem Arthur solved that they couldn't solve themselves—timing, discretion, market intelligence, relationship access, or something else entirely?
Why this matters: This is the conflict. TV producers and journalists need a clear reason why Arthur matters. 'I'm good at deals' doesn't move cameras. But 'I solve the problem that makes a $50M transaction fail when timing goes public' does. We need the exact pain point Arthur removes, told in his own words from actual client conversations, so every pitch, post, and segment answer feels inevitable instead of promotional.
Claudia Mercer
In the last 90 days, which 3-5 off-market deals generated the most inbound inquiries from new celebrity or athlete clients, and what was their common thread—geography, price point, discretion requirement, or speed to close?
Why this matters: This reveals Arthur's actual competitive moat. Most brokers talk about 'off-market deals' generically. But Arthur's real edge is knowing which types of off-market transactions magnetize his exact target buyers. This data lets us build TV pitches and content around the deals that prove his monopoly on access, not just claim it. Without this, we're guessing at positioning.
Claudia Mercer
When you turned down a client or walked away from a deal in the last year, what was the red flag, and have you noticed a pattern in the types of situations or people you deliberately avoid?
Why this matters: Conflict defines character on camera. 'I work with anyone' is invisible. 'I only work with clients who understand discretion means no social media, no leaks, no ego' is a character. What Arthur stands against is as important as what he stands for. This answer becomes the spine of every pitch—it's what makes him credible, not just successful.
Claudia Mercer
In the last 90 days, which 3-5 off-market deals have generated the most inbound interest from other high-net-worth clients, and what specifically triggered those inquiries—referral, reputation, or something else?
Why this matters: This reveals Arthur's actual competitive moat. If deals are flowing because of his network, that's a character story (access). If they're flowing because he solves a specific problem (discretion, speed, complexity), that's a different pitch entirely. The mechanism matters more than the volume. Without knowing this, every pitch feels generic.
Claudia Mercer
Of the athletes and celebrities you've worked with, which ones would credibly go on camera or allow their deal story to be told (anonymized or named), and what's the visual story we could actually show—the war room, the property walk, the negotiation moment?
Why this matters: TV producers don't care about brokerage credentials. They care about real conflict, real stakes, and real people. You might have five clients who'd give testimonials, but only one whose story is visually compelling and dramatizable. Knowing this now—before we pitch—means we pitch with confidence instead of guessing.
Claudia Mercer
In the last 12 months, which three off-market deals generated the most inbound inquiries from new high-net-worth clients, and what was the common thread in how those clients found you?
Why this matters: This reveals which deal archetypes and discovery channels actually drive business. Most brokers guess about their own positioning. You need to know if clients are coming because of the deal size, the discretion angle, the celebrity factor, or something else entirely. This data shapes every pitch, every post, every character beat.
Claudia Mercer
What's the one market trend or pricing shift in Dallas luxury real estate right now that contradicts what national media is saying about the broader market?
Why this matters: Journalists and producers are drowning in consensus takes. Arthur's credibility comes from being a contrarian with real data backing it up. A quote that says 'while national outlets say X, Dallas is actually doing Y because of Z' gets picked up because it's newsworthy and positions Arthur as the local expert national media needs.
Claudia Mercer
Which off-market Dallas deal closed or is closing in the next 30 days that we can use as a visual narrative anchor—and what's the celebrity or athlete angle?
Why this matters: TV producers need concrete, visual stories with known personalities. Arthur's competitive edge is off-market access to high-profile clients. A specific deal with a recognizable name gives us a real hook for producers, not generic luxury real estate talk. This is what separates Arthur from every other Dallas broker pitching themselves.
Claudia Mercer
Which Dallas luxury market trends or price points has Arthur personally seen shift in the last 90 days that contradict what the broader media is currently reporting?
Why this matters: Arthur's credibility comes from on-the-ground expertise competitors don't have. If he's seeing something the market hasn't caught yet—a neighborhood surge, a shift in athlete relocation patterns, a pricing correction—that's a newsjackable angle that positions him as the source journalists call first. Generic market commentary gets ignored. Contrarian, data-backed insights from someone actively doing deals get quoted and shared.
Claudia Mercer
What off-market deals are closing or in final stages in the next 60 days that involve athletes, celebrities, or high-net-worth individuals Arthur has represented?
Why this matters: TV producers and journalists want exclusivity on deals before they're public. Arthur's competitive advantage is early access to these transactions. Knowing his pipeline lets us pitch visual stories (walk-throughs, reveals, lifestyle angles) to specific producers 30-45 days out—before competitors know the deal exists. This is what separates Arthur from generic real estate coverage.
Claudia Mercer
Which Dallas athletes, celebrities, or high-profile figures have you worked with in the last 18 months who would credibly go on camera or be named in a story as a client reference—and do any of them have upcoming moves, team changes, or life events that create natural newsjack moments?
Why this matters: Your competitive advantage is access to names and relationships. Journalists care about the celebrity narrative, not the broker. If you can say 'I just helped [athlete] find a $5M compound before their trade deadline' or 'I represented [celebrity] in an off-market deal,' that's the story. Generic luxury real estate gets ignored. Client names create urgency and newsworthiness.
Claudia Mercer
What off-market deal are you closing or about to close in the next 30-60 days that has a visual story—celebrity buyer, athlete relocating, major price point, or unique property characteristic—that could anchor a TV segment or feature story?
Why this matters: TV producers need character arcs and visual moments. Without knowing Arthur's pipeline, I'm pitching blindly. The deal itself is the hook—not Arthur's expertise. Knowing what's actually closing lets me build earned media around a real event, not a generic 'luxury broker' angle.
Claudia Mercer
Who is one journalist, podcast host, or TV producer you've actually built a real relationship with in the last 12 months—someone who knows you, trusts you, and might take a call from you without a formal pitch?
Why this matters: Cold pitching fails. Warm relationships win. If Arthur doesn't have 3-5 media contacts who already know his voice and reputation, we're starting from zero. That changes everything about strategy—we build relationships first, stories second. This tells me where we actually are and where to invest relationship capital first.
Claudia Mercer
In the last 30 days, which of your closed deals—off-market, celebrity client, or athlete rep—has the strongest narrative arc that a TV producer or lifestyle journalist would find visually compelling and character-driven?
Why this matters: Arthur's competitive advantage is access to deals others don't see and trust from high-profile clients. But PR only works if we know which specific deal right now has the story potential. A property, a client, a negotiation moment. Without this, we're pitching generic 'real estate expertise' instead of Arthur's actual character and track record.
Claudia Mercer
Which journalist, podcast host, or TV producer have you personally worked with before, or do you have a warm introduction to right now — and what story would they actually want to cover about your business model?
Why this matters: Cold pitches fail. Warm relationships close media placements. Arthur's network is his competitive edge — his rolodex of past contacts, referral sources, and mutual connections. Identifying existing warm relationships lets us execute relationship-first outreach instead of spray-and-pray blasts. This also reveals which outlets already 'get' his brand versus which need education.
Claudia Mercer
In the last 30 days, which of your closed off-market deals would make the strongest TV character story — and what's the human conflict or stakes that made it different from a normal transaction?
Why this matters: TV producers don't care about deal size. They care about character arc and visual narrative. Arthur knows which deals had genuine tension, which clients had compelling back-stories, and which closings involved logistical drama that cameras could capture. This identifies which deal becomes the centerpiece of a feature pitch, not a generic 'luxury broker' story.
Claudia Mercer
What's your biggest competitive vulnerability right now—which Dallas broker or national luxury brand is stealing your clients or deals?
Why this matters: The best PR doesn't just build Arthur up—it positions him against a clear competitor. If I know who's nipping at your heels, I can pitch stories that highlight what makes you different (network depth, discretion, speed, off-market access). Right now I'm pitching in a vacuum. Give me the competitor threat and I build a narrative that makes Arthur the obvious choice.
Claudia Mercer
What off-market deals are you closing in the next 60 days that we can build a media narrative around—and which athletes or celebrities are involved?
Why this matters: Your entire brand positioning depends on exclusive deal flow nobody else sees. Without knowing what's actually closing, I'm pitching phantom stories. The specific names and deal sizes let me target the right journalists (sports media for athlete clients, luxury lifestyle for celebrities) and create exclusivity that producers and editors can't resist.
Claudia Mercer
What's the single biggest objection or misconception about off-market Dallas real estate that keeps qualified buyers from moving or investing — and have you solved it in a way competitors haven't?
Why this matters: Every strong PR narrative sits on top of a solved problem. If we're positioning you as the authority on off-market deals, we need to know what problem you uniquely solve. Is it access? Privacy? Speed? Market intelligence? That becomes the hook that journalists and producers can't resist, and it differentiates you from every other Dallas broker claiming the same thing.
Claudia Mercer
Which three athletes or celebrities in your current network are considering major relocations or real estate moves in the next 90 days that we could anchor a story around?
Why this matters: TV and tier-one media want real characters with real stakes. Generic 'off-market deals' don't move producers. But 'A-list athlete relocating to Dallas, working with trusted broker' is a narrative. You know your deals before they're public — that's your unfair advantage. We build the story around actual movement, not hypothetical ones.
